Roma's Royal on Ninety Nine Hotel sold to Waratah Hotel Group by Leon Alaban, National Director – Hotels at Savills Australia
The Royal on Ninety-Nine holds a rich history which has been established in many forms, the Hotel has again ignited investor interest with the Waratah Hotel Group snapping up the hotel through Savills Australia.
The community driven hotel is strategically located at 99 McDowell Street in the town centre of Roma, within the Maranoa Region, and is approximately 480 kilometres west of Brisbane at the Carnarvon and Warrego Highway intersection.
The prominent corner site totals 730sqm, and the two-story building comprises a Sports bar, Bistro & Café, Gaming room (18 EGM’s), Lounge bar, Function room, Children’s games room and Beer Garden.
According to Leon Alaban, National Director – Hotels at Savills Australia, who negotiated the sale, on behalf of The Garvie Group, the sale was conducted by way of an off-market discreet approach to a select group of operators just prior the COVID19 shutdown.

“At a time of much uncertainty, both parties continued to work through negotiations and that ultimately led to a successful conclusion of sale.
“We are extremely grateful of the Vendor’s for entrusting us with the Freehold Going Concern sale of this impressive venue” he said.
After the devastating fire that occurred in November 2014, the remains of the hotel were demolished, and debris removed. The land was consequently purchased by the Garvie Group in 2015, the group completed construction of the new Hotel on the 15th July 2016. The business has been operated under management for the past four (4) years, the Hotel once again has a loyal patronage following, an established trade and a good business mix.
Mr Alaban said the sale to the Waratah Hotel Group marks an exciting time for the group’s expansion into regional Queensland with this latest addition, the group has the ability to further improve the Hotel’s profit through implementing strategic operational improvements and efficiencies.

Roma is easily accessible via air, rail and road from Brisbane and benefits from a well balanced mix of trade with an improving operating performance and a total population of 6,900 people.
The town has received increasing levels of infrastructure in recent years including a hospital, public & private schools, major pastoral houses and banks, doctors, solicitors and accountants.
Considered to be the largest cattle sale yards in the Southern Hemisphere regularly selling 5,000 – 8,000 and up to 15,000 head per week. Oil and gas continue to be an economic benefit the town, with increased levels of both exploration and development in recent years.
Consequently, an increase in demand for services to the industry within the region, attracting new businesses to the town and therefore providing expansion opportunities to all existing businesses.
Mr Alaban said that Hotel sales as such, further demonstrates that demand remains strong for quality regional assets throughout Queensland.
“Yields are still attractive when compared to southern states and demand is expected to remain strong for quality assets in 2021” he said.
