A vineyard which has produced award-winning wines in the largest wine producing region in New South Wales expected to fetch more than $16 million. A multi-million-dollar vineyard - which has produced award-winning wines in the largest wine producing region in New South Wales – is tipped to fetch more than $16 million after hitting the market.
The property, Foleys Corner Vineyard at 3990 Irrigation Way in Widgelli in the Riverina region, is being marketed by Gavin Cappello, of Griffith-based Cappello & Co, which is backed by @realty.
Foleys Corner Vineyard spans 316 hectares, including 246 hectares planted with wine grapes, 1600sqm machinery shed, managers’ residence, amenities and a 40 megalitre dam with one central pump station.
Importantly, the property is offered with 1000 megalitres of high security water and 1500 delivery entitlements to ensure secure water delivery.
Mr Cappello said the property had a rich heritage of planting award-winning vintages for the past 10 years.
“It is an iconic property with red loam soils and a limestone base, similar to the Coonawarra wine region,” he said.
“While the industry is facing challenges due to high levels of supply and the Chinese Government-imposed tariffs on exports to China, the opportunity to buy a property with this heritage and features comes up only once in a lifetime.
“The first plantings were merlot grapes in 1993 and, since then, the vineyard has expanded to encompass 600 acres of plantings of quality grapes producing award-winning wines.”
Mr Cappello said the vineyard, which supplied the Burton winery in Yenda, had won numerous awards for its Metal Durif, Metal Viognier and Sauvignon Blanc wines.
“The water rights alone are worth in excess of $8.5 million and the land itself that same amount, so that gives an idea of how valuable this property is within the Riverina region.”
Mr Cappello, who is selling the property in an expressions-of-interest campaign ending on July 30, said the agricultural and residential housing sectors continued to grow in the Riverina region.
“CoreLogic’s May home value Index shows house prices have surged by 28.5 per cent in the Riverina region in the past year,” Mr Cappello said.
Mr Cappello said he expected the market, particularly residential real estate, to remain strong for the next two years due to a supply shortage.
“We’re behind the major cities when it comes to land supply by about two years, so that is why the market will be consistent,” he said.
“That healthy residential sector complements the growth in agriculture, which is the largest employer in the region.”
Mr Cappello launched his agency, Cappello & Co, in December last year after a successful career as a real estate specialist for a major franchise.
“I’ve got extensive experience in farming, which helps enormously when I am marketing these properties,” he said.
“But Cappello & Co is also very much about marketing a wide range of properties, including residential, commercial and land estates.”
Mr Cappello signed up to @realty’s OASIS platform when he launched his own business.
