Prominent harbourside establishment, the Frisco Hotel in Woolloomooloo, has been listed for sale in what is anticipated to be one of the Sydney’s most keenly contested campaigns.
The famous hotel, which is situated just metres from Woolloomooloo’s famous Finger Wharf, was acquired by Brisbane based Sun Hotels in 2019.
Expert national agency HTL Property has been exclusively retained to sell the hotel, with leading agents Brent McCarthy, Sam Handy and Andrew Jolliffe set to steer the campaign.
In terms of market appetite, HTL Property have recently announced several high profile inner city hotel sales including the Tudor Hall Hotel (Redfern), Nags Head Hotel (Glebe) and Kuleto’s (Newtown).
“Having been fortunate to sell the Woolloomooloo Bay Hotel, Bells Hotel and the Old Fitzroy Hotel all in close proximity to the Frisco, we are all too familiar with the unmistakable quality that underpins the strong levels of interest in harbourside precincts” advised HTL Property Managing Director, Andrew Jolliffe.
“Particularly those hospitality assets which enjoy the historical integrity and dominant revenue capture promoted by hotels such as the Frisco” Jolliffe concluded.
Built in 1856, the Frisco Hotel is a three level building occupying a commanding corner site overlooking Woolloomooloo’s historic wharf district.
The business operates with a midnight liquor license incorporating 17 x very valuable gaming machines attached. It also features well balanced revenues across bar, bistro, gaming, wagering and accommodation.
The interior of the hotel recently underwent an impressive $1.5 million renovation, refurbishment and reconfiguration; and now appeals to a diverse customer base of local workers, residents, naval officers and plethora of both domestic and international tourists.
The Frisco Hotel is proximately located to some of Sydney’s most enduring waterfront restaurants including China Doll, Otto, Kingsley’s and Manta.
“Established hospitality precincts such as Woolloomooloo in Sydney and James St and Queen’s Wharf in Brisbane, create their own level of collective magnetism” added Qld based HTL Property Director, Brent McCarthy.
“The net result of which is guaranteed high levels of precinct visitation, and arguably a commercial advantage when compared to other geographical examples without the benefit of multi-venue clustering” concluded McCarthy.
It’s widely considered that an incoming operator might seek to reposition the business with a more sophisticated food and beverage offering more in line with these aforementioned venues.
This fact is reinforced by the immediate successes of the Laundy family’s recently reopened Woolloomooloo Bay Hotel, which itself has undergone a reported remarkable renovation and refurbishment and which includes the the addition of rooftop bar ‘Arturo’s’ in a nod to family patriarch Arthur.
With favourable development planning controls, the Frisco Hotel presents with several genuine redevelopment and/or repurposing options including retail, commercial, residential and as an accommodation hotel (STCA).
The hotel will consequently attract interest form a number of buyer segments including hoteliers, investors, developers and hospitality and commercial property trophy hunters.
The Frisco Hotel is being sold via an Expression of Interest campaign closing Wednesday 21st December 2022 (if not sold prior).
