Mollymook Shores Motel, boasting prime beachside location within what’s known in property circles as Mollymook’s ‘golden triangle’, has been sold for $6.57 million.
The 27-room freehold going concern, on a 4,594-square-metre Golf Avenue site, has been sold through Resort Brokers Australia agents Russell Rogers and Jane Fang.
South Coast accommodation property specialist Mr Rogers said the undisclosed Sydney-based buyer had acquired the property from a group of investors associated with former onsite owner-operators Dawn and Greg Makeham.
The sale of the modern motel underlines the strength of both the tourism and property markets in the prime Mollymook Beach corridor of Shoalhaven’s Milton-Ulladulla district.
“This motel, which underwent significant refurbishment and was trading very strongly under the previous owners, has superb position opposite Mollymook Beach and the twin jewels of Mollymook Surf Lifesaving Club and Mollymook Golf Club,” Mr Rogers said.
“We were able to achieve an excellent price in what is a very tightly-held tourism hotspot.
“The buyer was attracted by the quality of the property and its high year-round bookings, plus they could see terrific upside opportunity with such a generous site area and a restaurant and commercial catering facilities that were not being utilised.”
The 4-star Mollymook Shores Motel features 27 spacious self-contained suites, a restaurant, bar and commercial kitchen, conference facilities, sauna, and an expansive private outdoor area with a swimming pool and barbecue amenities.
The sale also includes a two-bedroom manager’s residence and off-street parking for 42 vehicles.
Mollymook Beach is a prime South Coast destination located midway between Ulladulla and Milton, approximately three hours’ drive from Sydney and two and a half hours from Canberra.
Its magnificent surf beach sweeps for two kilometres from Bannisters Point, famed for celebrity chef Rick Stein’s restaurant, to the surf and golf clubs at its southern end.
New South Wales’ South Coast region is currently experiencing a sustained surge in its tourism market.
Latest figures from Tourism Research Australia’s National Visitor Survey (NVS) showed South Coast NSW received over 3.8 million domestic overnight visitors in the year ending September 2017, up 7.7 per cent on the previous year.
Domestic overnight visitors spent more than $1.8 million in the region during the period, an increase of 24.7% on YE September 2016.
International trade also surged with visitor numbers up 23.2 per cent for the year to 171,900 and spending up 43.5 per cent to $368 million.
“The NSW South Coast is a lucrative region for accommodation business and property investment, with properties not only heavily booked in peak holiday seasons, but showing strong trading year round, particularly those that are well-positioned and have been refurbished,” Mr Rogers said.
