JLL Director John Musca negotiated the off-market sale on behalf of private owners Momento Hospitality and said that it was “exciting being the conduit for a hotel transaction with unique commercial brewing competencies that will deliver vertical integration opportunities to a leading national hospitality company”.

Situated on a 1.3 hectare site adjacent to Bunnings and next to the burgeoning Box Hill, Schofields and Ponds precincts in the growing northwest corridor, the Australian Hotel offers over 2500m2 of trading footprint and includes large bistro, public and lounge bars, function space, gaming and wagering facilities, beer garden, children’s play areas and extensive onsite parking. DA approved plans for activation of the hotel street frontage and extensive new outdoor areas are also expected to be commenced by the buyers.

The transaction also included the sale of the integrated Australian Brewery where multi gold awardwinning beers such as ‘Into the Void Stout’ and ‘Australian Pale Ale’ are brewed for local and international markets in a commercial brewery operation. With approvals for imminent expansion, the brewing operations are set to grow substantially with a doubling of production capacity and the establishment of on-site packaging and canning facilities in the short term.

The sale is “the largest hotel sale to have occurred since we sold the Hurtsville Ritz in 2005 for $52 million, with this business having inimitable sector appeal and compelling organic catchment growth drivers”, Mr Musca said.

JLL have now managed over $130m of hotel assets sales to Redcape in the past 12 months as they continue to aggregate compatible businesses for overlay of their market-leading operating model.
