The Sebel Moonee Ponds serviced apartments complex is for sale, a 97-apartment project being developed as part of a major urban renewal precinct know as Mason Square on the former Moonee Ponds market site.
A brand new serviced apartment complex currently under construction north of Melbourne is set to hit the market.
Colliers International’s Guy Wells, Gus Moors and Rob Joyes have been appointed to sell the Sebel Moonee Ponds, a 97-apartment project being developed as part of a major urban renewal precinct know as Mason Square on the former Moonee Ponds market site.
The property, due for completion in mid-2019, is offered for sale by International Expressions of Interest with a 15-year lease to the Sebel-branded operator, part of the Accor franchise.
It will comprise 97 one and two bedroom apartments constructed over eight levels, along with meeting spaces, reception, a café / retail outlet, gymnasium and various storage areas along with 39 underground carparks.
“This sale presents an opportunity to secure a strategic position in the tightly held Melbourne hotel market with a brand new asset offering stable returns over the term of the lease,” Mr Wells said.
“The Sebel Moonee Ponds will provide a state-of-the-art serviced apartment property within a major urban renewal precinct. Operating under the Accor stable of brands, the hotel will provide one of the only truly international branded hotels in the surrounding inner north western area.
“The inner north west of Melbourne is seeing significant growth and development of commercial office and residential properties with limited short term accommodation offerings. Sebel Moonee Ponds located in the immediate proximity of all forms of retail amenity and transport will truly benefit from the surrounding development and become the hotel of choice for those visiting the area.”
The Sebel Moonee Ponds will form part of the Mason Square development, a major urban renewal of the former Moonee Ponds market site. Being developed by Caydon, the overall project will provide more than 1,200 residential apartments across a 1.34ha site in the heart of the Moonee Ponds retail core.
Situated only 6km from the Melbourne CBD, the Mason Square development is ideally located close to all forms of public transport and amenity, whilst also benefitting from easy access to the Tullamarine Freeway and Melbourne CBD.
“Moonee Ponds features excellent retail amenity provided by the renowned Puckle Street retail strip and Moonee Ponds Central shopping centre,” Mr Joyes said. “The suburb has established itself as Melbourne’s premier racing precinct experiencing thousands flocking to both the nearby Moonee Valley Racecourse and world renowned Flemington Racecourse, home of the Melbourne Cup.
“Moonee Valley Racing Course located within 750 meters of the development, while the Flemington Race Course is also in close proximity.”
