Canford report that the Gold Coast is experiencing extensive infrastructure upgrades which is increasing the number of visitors and residents to the Gold Coast.
Canford believe that the Light Rail has provided the most significant change to connectivity for the Gold Coast.
"For the first time the heavy rail from Brisbane now connects to the Gold Coast Light Rail which connects the Gold Coast’s business and tourism precincts."
Laura Langford of Canford stated that, "In addition, the Pacific motorway is receiving upgrades. The Gateway and M1 merge at Springwood will help relief the bottleneck of cars driving south to the Gold Coast. Further, the M1 is being widened from Mudgeeraba to Varsity Lakes increasing the number of cars from 80,000 - 120,000 by 2026." (source DTMR)
"Both Brisbane and Gold Coast airport are developing additional terminals and runways which will increase the number of visitors to South-East Queensland. Gold Coast is only 1 hour from Brisbane which, by global standards is closer in proximity than most international airports’ are to their major cities."
Laura Langford, Senior Sales Executive at Canford Property Group.
"Brisbane Airport is also a 24 hour airport, the only one on the eastern seaboard, impacting on where tourists fly in to when visiting Australia. Once the terminal is open in 2020 it will effectively double the passenger numbers and will draw comparisons to Singapore’s Changi Airport and Hong Kong International."
"Gold Coast airport is the fifth busiest international airport in Australia experiencing a terminal expansion and construction of additional airstrips. It currently sees about 258 flights per day and this is expected to increase to 387 over the next 28 years which is equal to around 5% growth each year."
"All this infrastructure supports the increasing number of visitors to the Gold Coast and these visitors require hotel accommodation. The Gold Coast has an array of short stay accommodation however there is a shortage of new hotel rooms. Most of the mid priced hotel accommodation on the Gold Coast is in an ageing asset or serviced apartments," Laura concluded.
Canford are marketing a development site in Surfers Paradise which will be the proposed destination of a 200 key hotel.

Roland Evans of Canford advised that, "The site has already attracted the attention of an international hotel brand and there is a Memorandum of Understanding in play for the management rights, thus offering potential income security for the investor upon completion of the build. Additionally, tier one builder Multiplex has drawn up a high level feasibility cost estimate of the project."
Roland Evans, Managing Director of Canford Property Group.
"The Surfers Paradise site is situated on 8-10 Acacia Avenue and 25-27 Oak Avenue and aptly located near the Light Rail which services the CBD of Southport, Gold Coast Hospitals, Surfers Paradise highlights, Broadbeach, The Entertainment Centre, The Star Casino and Pacific Fair shopping centre etc. The opportunity is presented as an outright sale or as a joint venture partnership with the land owner happy to put the land forward in the deal with a later exit."
"Mayor Tom Tate also announced in October 2018 that a ferry service will be trialled at the end of 2019 which is likely to go from South Stradbroke Island through the Broadwater to Southport, Surfers Paradise and along the Nerang River to the Metricon Stadium. It’s the forward thinking culture of the city that will continue to cultivate the population growth and tourist attractions making the city more exciting for visitors and more liveable for locals."
"We have a willing and cooperative seller, a tier one builder and hotel brand all working towards the common goal of delivering a feasible hotel asset."
