The large format hotel occupies a significant 3,250 sqm lot within Tumut’s town centre and offers a public bar, bistro, gaming room with 13 PME’s and 23 accommodation rooms, 11 of which are freestanding motel rooms with accessible off-street parking
JLL Hotels Vice President, Kate MacDonald and Senior Vice President, Ben McDonald facilitated the ‘off market’ transaction on behalf of long term private owners seeking to exit the asset at a time when the region is poised for significant growth.
Ms MacDonald noted; “Despite the prevailing economic conditions and navigating a global pandemic, our vendors have been incredible to work with, and the consistent nature of the business they built over almost 15 years, was one of the major selling points of the hotel.”
The Royal Hotel is one of five pubs in the Riverina town located 400km South-West of Sydney and 100km East of Wagga Wagga. Tumut itself and the 6,300 strong population is set to experience unprecedented growth over the coming years as the Snowy Hydro 2.0 project builds momentum. The project is anticipating the creation of 4,000 new jobs, with Tumut being the nearest major town to the site, as well as the temporary workers camps.
Major infrastructure investment in the region was also a major selling attribute of the opportunity with the $4.5billion investment in Snowy 2.0 being the largest committed renewable energy project in Australia - set to underpin the nation’s secure and stable transition to a low-carbon emissions future.

The sale of the Royal Hotel joins the growing list of regional hotel transactions facilitated by JLL Hotels and includes the Plantation Hotel, Coffs Harbour and Brady’s Railway Hotel, Albury.
