A pre-approved private buyer has purchased The Ambassador of Redcliffe, located 27km* from Brisbane, in an off-market sale negotiated by Savills Australia.
The hotel was built in 1881, the first in Redcliffe’s CBD, and has since had a number of reputable owners. Queensland Brewery Limited was the owner during the 1940’s when the hotel became “The Ambassador” and the name remained until it was changed to “The Ambassador of Redcliffe” in 2001.
The tightly held asset on the Redcliffe Peninsula was sold after the outgoing owners operated the hotel for 17 years.
The Ambassador of Redcliffe is a multi-faceted business with income streams across bar, bistro, function, gaming (26 EGMs) and retail bottleshops.
“Over the years, Redcliffe’s property market has had a steady increase as more people migrate to coastal and beachside locations. The peninsula is gaining popularity as an enviable lifestyle residential community after having been undervalued for so long,” said Leon Alaban, National Director – Savills Hotels.
Positioned on a 2,845 sq m* site fronting Redcliffe Beach, The Ambassador of Redcliffe encompasses expansive views of Moreton Bay.
According to Tony Bargwanna, National Director – Savills Hotels, “Yield attraction remains the key driver for pubs in Queensland and whilst there’s been an appreciation over the past 12 months, investment returns for Queensland pubs continue to look desirable comparative to the southern states”.
The Ambassador of Redcliffe’s facilities comprise of a main bar (TAB and Keno), public bar, bistro, alfresco dining area, beer garden, (also utilised as a function area), gaming room (35 EGMs), designated smoking area (DOSA), on-site drive-through bottleshop and three detached bottleshops.
“This purchase is a strategic acquisition for the buyer, considering that pubs in Southeast Queensland remain to be tightly held commodities coupled with the fact that demand remains at all-time highs,” said Mr Alaban.
