The Tennyson Hotel on Botany Rd has been listed for sale by Andrew Jolliffe of Ray White Hotels following a number of freehold sales, including The Colombian Hotel and The Commodore Hotel in Sydney
Located at the corner of Botany Road and High St in Mascot on 1400 square metres The Tennyson Hotel is regarded as a premier hotel in the area. Recently ranked 87 in the top 100 gaming rankings Jolliffe belives it can easily move into the Top 50.
Ray White Hotels Asia Pacific Director Andrew Jolliffe said, "Only a very small number of Top 100 gaming hotels have changed hands over the past few years, such is the vice-like grip the ever diminishing number of consolidating ownership bodies hold on this particular asset class”.
The Mascot area is undergoing plenty of residential and commercial development with Sydney airport and related services close by. The residential population growth rate is 4.2% for the area, more than three and half times the New South Wales average. "The area is experiencing approximately $1 billion worth of material development projects including Crown Group's $500 million redevelopment of Eastlakes Shopping Centre, and Mirvac's $250 million Mascot Central mixed use precinct" advised Jolliffe.
The former Tooth & Co historic art deco building has a D.A approved renovation by leading hotel architect Paul Kelly. The hotel, even in its currently unrenovated state, attracts in excess of $8.0m in annual receipts from predominantly high gross profit margin revenue centres.
Jolliffe's client, JDA Hotels, is said to have recently contemplated an unsolicited offer, however the considered view was to bring to the market, very publicly in the form of an auction, the rare hotel opportunity. "In addition to the unsolicited offer we received, a significant national serviced apartment operator has also made an approach to lease serviced apartments, should they be built on surplus land at the back of the property" advised John Feros of JDA Hotels.
The property currently includes a main public bar, sports bar, TAB, commercial kitchen, beer garden, gaming room, drive through bottle shop and offers 14 pub-style accommodation rooms.
The Tennyson is for sale by public auction on Thursday 1 December.
