Colliers’ Bob Coote and George Wragge have been appointed to sell a major motel development opportunity in Narrabri, New South Wales.
Located at 27-33 Maitland Street, the property is being offered for sale via an Expressions of Interest campaign closing Tuesday 24th May at 4pm AEST.
On offer is 3,000 square metre site with an approved permit for the construction of a 48-room motel complex including but not limited to manager’s residence, two function rooms, swimming pool, gymnasium, storage and car parking facilities.
The approval incorporates standard, executive, family, and accessible configured luxury units over two floors with associated function rooms.
Mr Bob Coote said professional function rooms are scarce in the Narrabri area and we anticipate the motel rooms will be used by companies based in the area such as Santos, ARTC along with major infrastructure developers whilst their projects are underway.
Mr Coote added that Narrabri lacks quality accommodation and demand for rooms appears to be strong with current occupation of motel and serviced apartment facilities in the area currently above that of other regional occupancy rates.
“Additionally, the outlook for growth in jobs in the Narrabri Shire and surrounding area is projected to create substantial demand particularly over the next five to seven years,” he said.
Mr George Wragge said the development would also benefit a range of retail, business, entertainment, and community uses that serve the needs of people who live in, work in and visit the local area.
Mr Wragge further commented, “that the site is a very short walk to the town centre and to amenities such as the RSL Club”.
Mr Wragge said that the aim is to generally conserve and enhance the unique sense of place of business centre precincts by ensuring that new development integrates with the district urban scale, character, cultural heritage, and landscape setting of those places.
Part of the Narrabri Shire objective is to maximise public transport patronage and encourage walking and cycling.
Narrabri Shire is located in the Namoi Valley in the Northern Inland Region of NSW. The Shire has a population of about 13,000 while the township of Narrabri is home to 7,600 people. The region is dominated by resource-based agricultural activity with expanded mining activity a key feature.
Narrabri has particular advantages as a railhead at the junction of three rail lines, a game changer for the area, and is the administrative heart of the second richest agricultural Shire in Australia.
Mr Coote said the town has developed rapidly in recent years with a number of new businesses established, particularly in the privately developed industrial precinct to the north of town. This is expected to accelerate with the development of the Narrabri Shire Council (Council) owned industrial park located at the junction of the inland rail line.
This industrial park is known as the Northern NSW Inland Port (N2IP) and is being developed with the support of State and Federal Governments. The town is also the region’s centre for scientific research and astronomy.
Narrabri also sits at the junction of the Newell and Kamilaroi Highways, creating extremely important north south and east west links. Supporting industries have grown from these vital junctions in the northern NSW transport, freight and logistics networks.
Mr Wragge commented that it is not surprising therefore that the Gross Regional Product (GRP) of Narrabri is significantly higher than most other regions in the Northern Inland and that per capita GRP is nearly twice that of the regional average.
Bob Coote told The Hotel Conversation, Narrabri is the growth centre of the North West Slopes and Plains for business and population. Ideally situated at the half way point between Brisbane and Sydney at the junction of the Kamilaroi and Newell Highways, a perfect stop over point for travellers.
The very strong demand for short and long term accommodation in all seasons is driven by tourism, agriculture, mining and Inland Rail development.
Business attracts business and Narrabri is a booming centre, added Mr Coote.
