The freehold going concern interest in Sydney’s, Lord Gladstone Hotel in Chippendale has been launched to market this week.
Affectionately known as ‘the Gladdy’, the freehold going concern is being offered to the market with both the property and business owners combining their two respective components; so as to present a more compelling ‘re-stapled’ investment opportunity to the market.
The freehold of the hotel is owned by a private investor who acquired the hotel for $5.2m in 2019. The same investor recently sold the Unicorn Hotel in Paddington to JDA Hotels for $13m.
Leading national brokerage agency HTL Property has been exclusively appointed to sell the hotel, with Blake Edwards and Sam Handy steering the campaign.
The hotel generates annual revenues of $2,200,000 and features a 3am liquor licence with five gaming machines also attached. The business enjoys an approved trading capacity for 419* patrons at any one time.
The first floor of the hotel, known as ‘Goodspace’, has been repositioned as an art gallery and function facility, and was recently granted 12:00 Midnight trading approvals.
The hotel is strategically situated upon a 288 sqm site and with favourable planning approvals supporting further redevelopment; including B4 mixed-use zoning and an FSR ratio of 2:1.
Further bolstering the attractiveness of both the business and property, is its location being so close to the now completed Central Park mixed-use precinct; and the recently commenced Central Precinct, also known as the Sydney Innovation & Technology Precinct or Tech Central.
The Lord Gladstone Hotel is well positioned 450m* from Sydney’s emerging ‘Silicon Valley’, spanning 24 hectares at the southern end of the CBD.
The government-backed technology precinct is located next to Central Station, and includes several multi-billion-dollar office projects – including listed property giants Dexus and Frasers Property’s $2.5 billion Central Place Sydney, which will ultimately include over 140,000sqm of office space.
Software giant Atlassian also has plans for its own $1 billion tower in the precinct, with developer Toga also planning to occupy the space next door with a 42-storey commercial office tower.
The NSW government aims to transform underutilised land around the station into a major technology hub, focusing on the high-growth tech sector development.
