One of Australia’s newest 5-star hotels, The Westin Perth, and the Aloft Perth hotel & adjoining office building are being offered for sale at a time when approximately $8.5 billion worth of world-class infrastructure projects are underway in the city.
The Westin Perth is one of Australia’s newest 5-star hotels, located to the east of Perth CBD in the city’s heritage quarter. Straddling Hay Street and Murray Street, the brand new asset is 12km from Perth International Airport and a short walk to Perth’s commercial offices, Hay Street Mall, Perth Exhibition & Convention Centre, and in close proximity to Royal Perth Hospital. Additionally, the property has Development Approval for a 36,545 square metre commercial tower on the site.
“An asset of this calibre and size has rarely been seen in Australia and the hotel sets a benchmark in terms of quality for new 5-star hotels around the country and the Asia Pacific Region,” said exclusive agent Mark Durran, Managing Director of JLL Hotels & Hospitality Group.
Featuring 368 keys, The Westin boasts oversized hotel rooms with the lead-in room category at 42 square metres, providing for plenty of natural light and scenic views of the Swan River through floor to ceiling windows. Furnished with sophisticated and modern features including locally sourced art and images of Western Australia, the rooms contain Westin’s signature Heavenly Bed, a large table and chairs, plush 3-seat sofa, 55-inch flat screen TVs, and a spacious bathroom with rain shower.
Melbourne-based celebrity chef Guy Grossi has partnered with The Westin to deliver Garum, an Italian ‘osteria’ experience set in heritage-listed Hibernian Hall. Furthermore, the Haven Lounge set in the light-filled lobby looks out through enormous floor to ceiling windows onto the large outdoor terrace of Hibernian Place.
The hotel also contains over 2,300 square metres of conference and function space, with Perth CBD’s largest hotel ballroom capable of hosting a banquet for 520. The meeting rooms are equipped with state of the art audio-visual equipment, feature plenty of natural light, excellent pre-function space and allow for multiple room configurations. The hotel’s lifestyle level features an infinity-edge outdoor pool with views over the heritage-listed quarter, a modern fitness centre with gear-lending program for guests on the move, and award-winning spa offering from Bodhi J.

The Aloft Perth is offered with the adjoining office building, 25 Rowe. The property is situated in close proximity to the Burswood entertainment area and the newly opened Optus Stadium, ideally located for business, leisure, and conference markets, whilst also benefitting from an array of transport links.
All 224 keys at the property feature design-led rooms starting at 33 square metres, and offer high ceilings, floor to ceiling windows, and the modern conveniences of flat screen TVs, long sofas, and spacious bathrooms with rain shower.
Food & beverage facilities include a 24-hour ‘grab&go’ pantry offering healthy snacks, W XYZ Bar for drinks and occasional live music, and Springs Kitchen – the hotel’s all-day dining serving modern Australian cuisine that also serves as a focal point for the burgeoning community in Rivervale. Other facilities include a modern fitness centre, outdoor heated swimming pool, 593 square metres of conferencing space and a 300 square metre ballroom opening onto a 150 square metre rooftop deck with 270-degree view of Perth CBD and the Swan River – popular for weddings and corporate events.
“The Perth hotel investment market is poised for recovery, STR Global reports that demand across Perth hotels grew by 10.7% in 2017 on the back of business travel growth, a key indicator of the strong underlying trading fundamentals in the market. The city will see increased demand from more international flight routes such as Qantas’ non-stop Europe connection to London, as well as a number of major infrastructure developments across the city,” noted Mr Durran. “The positive outlook and market sentiment has also been reflected in the increased hotel transaction activity in Perth over the past 12 months as investors position themselves for future long term growth,” he added.
Aloft Perth Hotel
The offering also includes 25 Rowe Avenue, a 9-storey A-grade commercial office building which includes 7 levels of office with an NLA of 10,409 square metres, home to blue chip tenants such as Honeywell and Bunnings, and a 509-bay car parking facility managed by Wilson Parking. The quality and location of the asset has attracted strong covenant tenants and the large floor plates with central service core are readily sub divisible, if required.
“The property is released to the market at a time when there is very strong interest in office assets in Perth. Investors are confident that the leasing market is improving driven by increased activity across many business sectors including mining. This increase in economic activity occurs at a point where the disparity in yields and values between Perth and eastern states markets are at historic levels making Perth assets a compelling investment alternative,” noted John Williams, Managing Director of JLL Western Australia.
Perth has a number of world-class infrastructure projects that are underway which will broaden the city’s appeal including Riverside, Perth City Link, Western Australian Museum and Elizabeth Quay at a combined worth of approximately $8.5 billion. One of the largest contributors touted to benefit the Perth accommodation market is Perth International Airport’s $2.5 billion expansion program that will allow it to keep pace with passenger demand. The WA Government has also earmarked $425 million for investment over the coming five years on purely destination marketing and event tourism, improving the city’s appeal.
Further positive news concerning WA’s recovery is reflected in employment growth, 30,000 jobs have been created since March 2017 along with forecast economic growth of 2.5% in 2017-2018, and reports that business confidence in the state has reached its highest level in more than seven years in the March quarter of 2018. Recent announcements of investment decisions to proceed with mining projects in WA, including the single largest annual production iron-ore mine that BHP has ever developed, are yet another indication that the WA economy is turning the corner.
Operated by Marriott International, the hotels benefit from membership to the world’s largest distribution system and global hotel loyalty network, and both The Westin and Aloft are category-leading hotel brands recognised globally for their high levels of service and guest offering. Marriott International now manage over 6,500 properties in 127 countries, totalling 1.2 million hotel rooms, and have a further 500 hotels in the pipeline across Asia Pacific.

The offering of the hotels to the market follows a number of highly successful transactions in Australian gateway cities, most recently the sale of the Sheraton Melbourne in late 2017 at a price per key of $776,000, and the InterContinental Double Bay Sydney at circa $1 million per room, both deals brokered by JLL Hotels & Hospitality Group.
The hotels are being offered for sale by way of a global Expression of Interest (“EOI”) campaign with assets available individually or ‘in-one-line’. For further information, phone or email the exclusive agent Mark Durran of JLL Hotels & Hospitality Group via the below contact details.
