Colliers International have been appointed as the exclusive selling agents for the American River Resort, a new offering on Kangaroo Island in South Australia.
Karen Wales, Guy Wells and Alistair Mackie of Colliers International are managing the international Expressions of Interest campaign for the resort, which is located on the island’s eastern cove, overlooking the Great Australian Bight.
Developer, CCC is seeking parties to participate either as a joint venture under a fund through structure, or a turnkey delivery to deliver a luxury resort on the island, which boasts one of Australia’s most pristine natural landscapes.
“This is the opportunity to participate in the development of an approved 100-room upper upscale resort on a significant landholding with the opportunity for future additional luxury villa accommodation and the development of a staff village,” said Karen Wales, Director, Hotels at Colliers International.

“The American River resort is proposed to be operated under the Cordis brand, by Langham Hotels & Resorts and with future luxury villas to be operated under the Langham brand.”
Guy Wells, Associate Director, Hotels, Colliers International says that demands for accommodation on the island has risen in recent years; “Direct connectivity to Australia’s major capital cities has increased demand for higher quality tourism infrastructure and accommodation options on Kangaroo Island with a very high proportion of visitors choosing to stay overnight.
“Growth in overnight stays has increased on average by 4.9% per annum over the past four years.”
With 509 km of expansive coastline, pristine beaches and jaw-dropping sunsets, the island attracts over 200,000 visitors each year with a high proportion of international visitors.
“American River resort will transform this spectacular destination into a sanctuary for young and old,” said Alistair Mackie, National Director, Hotels at Colliers International.
“Designed by Cox Architecture, the resort has adopted a design philosophy which seeks to blendthe resort into its stunning natural environment.”
The proposed resort is located only 30 minutes from SeaLink’s Penneshaw ferry terminal and about 20 minutes to Kangaroo Island (Kingscote) Airport, with the recent introduction of air services by national carrier Qantas providing a major boost to the Island’s tourism.
Kangaroo Island sits 112km southwest of Adelaide, it is the third- largest island in Australia and one of South Australia’s most popular tourist attractions. The island is a nature lovers’ delight and boasts a wide array of unique landscapes and wildlife. It is also home to the globally renowned Flinders Chase National Park.
