The one and only Pub in the Western Queensland township of Tara is on the market, with interest expected on both a freehold going concern and leasehold basis.
The Commercial Hotel is being offered for sale by marketing agents Leon Alaban, Christian Tsalikis, and Joseph Ganim of Savills, by way of Offers to Purchase.
Senior Executive of Savills Hotels, Christian Tsalikis, said that he expects interest in the asset to be strong due to it being the only pub in town, and the consistent performance regularly generated from a loyal repeat customer base and visitors to the town.
“The owners of the Commercial Hotel purchased the other pub in town a few years back, and now have plans for that property, which will remove it as competition to the Commercial Hotel, whilst also providing an exciting new residential project for the town of Tara” Mr Tsalikis said.
The Commercial Hotel occupies a total site area of 2,071sq m and includes facilities such as a public bar (recently refurbished), restaurant, gaming (12 EGM’s) TAB and Keno as well as a drive through bottle shop.
The Motel area features 13 accommodation rooms, six self-contained cabins and a three bedroom manager’s flat.
As at the 2016 census Tara had an approximate population of 2,300 people, which makes for a very good population per pubs ratio. Tara has great facilities for both the local community and travellers, making it a resilient and popular town.
Senior Sales Executive, Joe Ganim, said that the whilst the limited competition is a key component that makes the offering very attractive, the opportunity still offers immediate upside via other avenues.
“There is an opportunity for a new buyer to capitalise on the low authority value currently being witnessed and accessible to pubs in the Western region of Queensland, with the Commercial Hotel currently comprising 12 EGMs,” Mr Ganim said.
