Mr Hobart told WILLIAMS MEDIA, “this profitable pub has been successfully leased and run by the current tenants and business owners for the past five years.” The lease term expires 30 June 2026 with an option to renew until 30 June 2031. The freehold is not part of the sale.
Located prominently in Cascade Road within two kilometres of the Hobart CBD and adjacent to Calvary St John's Hospital with the western skyline dominated by kunanyi (formerly Mount Wellington), the Cascade Hotel is of cultural heritage significance as it has been a popular and important meeting place for South Hobart individuals and community groups since the mid nineteenth century.
The Cascade Hotel is a painted brick two storey interwar building built of brick with a symmetrical Palladian façade and a corrugated iron hipped roof and has a dominant presence in Cascade Road, with its façade right on the street boundary. There are earlier structures at the rear of the building and a large carparking area which is part of the 3,006 m2 site.
The Cascade Hotel includes a large public bar area with seating and adjoining gaming section; a 60-seat cosy dining room and commercial kitchen; with an adjoining 25-seat beer garden; upstairs managers' apartment with office and seven bedrooms; four external accommodation units; a drive-through bottle shop and rear car parking for 53 vehicles.
The bar staff also service the bottle shop which is accessed via a drive through that connects from Cascade Road to Wentworth Street at the rear of the property. The cellar has 10 beer lines with seven beers, a stout, Guinness and a cider on tap. The popular dining room is open for lunch and dinner seven days a week and is serviced by a well laid out commercial kitchen.
Accommodation is provided by four rear one and two-bedroom units which are popular with visitors to the adjoining hospital. Although there are no poker machines, there is Keno and UBET located in the gaming section.
Community-oriented entertainment includes the famous Wednesday night Gypsy Jazz sessions; Thursday evening meat raffles; the Punters Club; and the Footy Tipping competition. The dining room is also available for events and functions which have included weddings; book launches; election meetings and inquests.
Mark Weaver of Harcourts Hobart added, “This is a rare opportunity to acquire a successful business in Hobart which is underpinned by a long term lease,” says Mr Weaver.
According to Mr Weaver, the pub is well-known for its for its warm and friendly atmosphere, great beer and sensational food.
“The Cascade Hotel has multiple revenue streams with a busy bar, restaurant and bottle shop as well as four accommodation units which are very popular with visitors to the nearby hospital”, says Mr Weaver.
“We are seeing a high level of interest in The Cascade Hotel business sale which is no doubt driven by the pub’s strong appeal to both new and experienced local and interstate operators,” says Mr Weaver.
The business is for sale as a going concern by Expressions of Interest which closes 5.00 pm Friday 23 July 2021. The freehold is not for sale.
