Iconic Marritz Hotel and Salzburg Apartments at the heart of Australia’s largest ski resort Perisher Valley for sale by Colliers Gus Moors and Guy Wells, in conjunction with John Castran.
The iconic Marritz Hotel and Salzburg Apartments at the heart of Australia’s largest ski resort Perisher Valley for sale to individual investors and operators to acquire an established alpine business. Colliers Gus Moors and Guy Wells, in conjunction with John Castran have been appointed.
The Marritz Hotel is being offered by Expressions of Interest on behalf of Mulpha Australia Limited. Agents expect the Marritz Hotel to attract keen interest from hoteliers, private investors and ski clubs, with an estimated price of above $5million.
Salzburg is being offered as individual apartments or in one line providing buyers an opportunity to acquire 10 individual oversized units. Pricing will start from $800,000 for a two-bedroom plus study layout. These apartments provide fully contained split level accommodation with a jacuzzi or a spa and range from 150sqm up to 262sqm for four-bedroom apartments.
“The Marritz presents a unique opportunity to acquire a stand alone hotel building with a true apres ski offering and extensive staff accommodation,” Mr Moors said. “With international travel curtailed for the foreseeable future, the opportunity to acquire an established alpine business to cater to skiing and snowboarding tourists is not to be missed.
“Benefitting from being the closest alpine resort to Australia’s most populous city and easily accessible from Canberra, the Marritz Hotel is due to benefit from a domestic tourism rebound. The location of Perisher and standard of accommodation will appeal to snow lovers from all across Australia.”
Recognised as an icon of the Perisher and New South Wales alpine region, the Marritz Hotel benefits from its premier location at the retail core of Perisher.
The Marritz Hotel is a European-style alpine hotel with Perisher’s only indoor heated pool, a large restaurant area, games room, Après ski bar and designated kids areas. Constructed over three levels with five differing room types, the property has a bed capacity of 70.
The resort is fully operational and is being offered with vacant possession or with an ongoing management structure in place.
“Ideally located adjacent to the Perisher Ski Resort and the Ski Tube Perisher Station, the Marritz Hotel offering provides suitable scale for an incoming purchaser with the benefit of a large penthouse apartment offering to complement the hotel,” Mr Wells said.
“The Marritz business operates as a full service hotel from mid-June to mid-September through the peak ski season. Operated purely for the winter ski season, the opportunity exists to extend the trading period of the hotel or derive alternate income as alpine locations become increasingly popular as year-round destinations.”
The Salzburg apartments are situated alongside Marritz and have been operated in conjunction with the hotel, but offer a unique opportunity for individual buyers to secure an apartment at the heart of Perisher.
“With strong demand across the Victorian and New South Wales alpine area in the past 24 months, the Salzburg Apartments are the first significant offering of apartments in Perisher in a number of years. We have seen record investment in the Victorian resorts and expect strong demand for the individual apartments.” Mr Castran said.
“Perisher apartments are rarely offered and we haven’t seen such quality accommodation available in Perisher in recent times. With a variety of two, three and four bedroom apartments, Salzburg is an iconic alpine offering.”
“Situated in the Kosciuszko National Park, Perisher is Australia’s largest alpine resort offering four villages and covering 12 square kilometres,” Mr Castran said. “A winter playground for snow lovers of all capabilities, and an increasing focus on summer activities make Perisher the crown of New South Wales mountain resorts.”
Perisher is operated by Vail Resorts, the largest ski resort operator in the world and provides 47 lifts and 1,245ha of snowcovered terrain and is located within three hours of Canberra and less than six hours from Sydney.
