The Moss Vale Hotel for sale by HTL Property’s Blake Edwards and Sam Handy.
The Moss Vale Hotel has been listed for sale amidst surging demand and limited supply for fringe metropolitan Sydney pubs assets.
The hotel has been owned and operated by Tom Porter for the better part of 35 years, with the popular local signaling an exit from the industry and retirement as the rationale behind the sale.
HTL Property’s Blake Edwards and Sam Handy have been exclusively appointed to market the hotel and advise that this campaign represents the first publicly offered Southern Highlands pub opportunity since 2016.
‘With only two pubs within the Moss Vale catchment and close to 10,000 residents, the Moss Vale Hotel presents with compelling macro investment fundamentals for hoteliers looking for a safe and secure business with compelling upside levers’ advised HTL Property Director, Blake Edwards.
The two storey hotel is strategically situated on a 1,521 sqm site within the heart of the Moss Vale retail and commercial precinct.
It is the only hotel within the precinct and is immediately adjacent the Moss Vale train station. The hotel also separately enjoys the benefit of being surrounded by large scale demand drivers, such as a Coles, IGA and two large Council car parks.
The business generates ~$5,200,000 (ex GST) in annual revenues, and features a well balanced mix of trade across bar, food, gaming, wagering and retail liquor.
The midnight liquor licence enjoys the benefit of 15 very valuable gaming machine entitlements attached thereto; and consistently ranks between #550 and #600 in the State based quarterly gaming reports.
It is widely considered the hotel presents with compelling upside by virtue of a reconfiguration of the rear portion of the building in order to increase the size of the trading footprint; and so as to create a destination gaming room. There also exists 12 dormant accommodation rooms, which could be immediately activated by an incoming operator.
Future growth prospects for the Moss Vale catchment are strong, with numerous residential land releases and state infrastructure projects currently approved and/or under construction.
‘By 2027 almost 5,000 new residents will be added to Moss Vale’s community through the Aoyuan International Ashbourne Precinct land release’ advised HTL Property Director, Sam Handy
‘With the first stage expected to be completed later this year, there has been considerable interest already with the project attracting buyers from the nearby capital cities of Sydney and Canberra’ Handy added.
The Moss Vale Hotel is being sold via an Expression of Interest campaign closing Wednesday 13 July 2022 (if not sold prior).
