A hotel established by a local Western Sydney family in 1891 has been sold outside the family for the first time ever, in a carefully managed, discreet off-market sale.
Situated 56 kilometres from Sydney’s CBD in the suburb of McGraths Hill (7kms from the $68m Vineyard Hotel), the Australian Hotel sits on over 6,000 square metres on the border of Windsor. The hotel facilities include public bar, bistro, indoor gaming room with 10 gaming machine entitlements, large drive-through bottleshop, beer garden, 8 well-appointed accommodation rooms and significant off-street parking.
Long-term owner operator Kim Maguire stated that she and the family have mixed emotions relating to the sale of the hotel which “Was built by my late husbands’ ancestors 131 years ago. We are delighted with the outcome, which will breathe new life into the Aussie, and allow me to focus on my grandchildren.”
The deal was negotiated exclusively through JLL Vice President Kate MacDonald who noted the significance of the transaction.
“This is a transaction I am particularly proud of as it has assisted a genuine, hard-working owner/operator, to divest her asset at a time in the market capable of delivering a life-changing outcome not only for herself, but for her children, and her children’s children” suggested JLL’s MacDonald.
The purchaser is experienced Sydney-based Hotelier Warren Livingstone who takes on the Australian after also acquiring the Rose & Crown Hotel in Parramatta earlier this year. “The pub is perfectly situated in a growing region which has always piqued my interest. We look forward to getting our hands on the operation and working with the community to provide a new and exciting hospitality offering for greater-Western Sydney”, suggested Livingstone.
This sale joins a long list of long-term owners who have trusted JLL Hotels & Hospitality Group to assist in discreetly managing these life-changing mandates in 2022.
