The land, buildings and business sustaining a well-established four-star boutique hotel in New Zealand’s foremost tourist town have been placed on the market for sale.
The prominent Hurley’s of Queenstown hotel is located on the fringe of Queenstown’s central business district – with views over Lake Wakatipu – and comprises an inventory of 22 premium accommodation suites offering a high level of guest comforts.
The property sits on the corner of Stanley Street – the main route into and out of central Queenstown. Constructed in 1999, Hurley’s of Queenstown’s accommodation suites are spread across the three storeys – with the ground level units having courtyards, and first floor suites having balconies.
Housed within a rectangular-shaped block, Hurley’s room configurations comprise two studio rooms, eight premier studio units, five executive studio units, a honeymoon studio unit, a two-bedroom studio unit, and five two-bedroom apartments. Rack rates at the property range from NZ$170 per night to NZ$450 per night depending on seasonality.
Seventeen of the 22 Hurley’s rooms are included in the sale, while the remaining five continue to operate under a long-term management contract. Rooms on the upper floors have lake or mountain views.
Meanwhile, the owner/manager’s accommodation at Hurley’s comprises a spacious three-bedroom/two-bathroom two-storey dwelling with excellent views of The Remarkables mountain range, along with its own private car parking and courtyard.
Guest amenities at the property include a 24/7 gymnasium with weights and exercise machines, a pair of Scandinavian-style saunas, a large ski gear drying room, and storage lockers for guests’ sporting equipment.
The land and buildings sustaining the Hurley’s of Queenstown boutique hotel business at 1 Melbourne Street, along with the management rights to the accommodation business, are being jointly marketed for sale for NZ$9.15million + GST (if any) through Bayleys Auckland and Bayleys Queenstown.
Bayleys Hotels, Tourism & Leisure division salespeople Allister Simpson and Wayne Keene said Hurley’s of Queenstown’s business owners had built up the accommodation entity to a position where it was performing ahead of comparative market levels in Queenstown’s hotel accommodation sector.
“The hotel has strong appeal to both domestic and international free-independent travellers - with consistently high review scores across several customer review platforms and loyal repeat guests,” said Simpson.
“Forward bookings and revenue forecasts are highly encouraging – with the hotel’s June 2022 occupancy figures exceeding the pre-COVID June 2019 occupancy figures, and the August forward bookings currently ahead of August 2019.
“The business is able to efficiently support either a management structure or be run under an owner-operator model. The configuration of rooms delivers accommodation options for both the corporate and leisure travel sectors and is just a few minutes’ walk from the hub of Queenstown’s hospitality scene.
“All of the apartments are generously sized, and include spa baths and kitchenettes, with the two-bedroom apartments having full kitchen amenities.”
In addition to operating its own websites for direct guest bookings, Hurley’s of Queenstown is also listed with accommodation websites Booking.com, Expedia, Hotels.com, Agoda.com, and lastminute.com. The hotel has also run promotions through the Grab One online marketing channel with great success.
Hurley’s guest benefits are enhanced with an off-street parking area for some 20 vehicles, allowing guests to comfortably load and unload travelling gear from their cars. Interior decor and furnishings throughout all of Hurley’s of Queenstown’s rooms have been continuously maintained to a high standard.
Keene said that while the Hurley’s of Queenstown package was being marketed as both the land, buildings and business, there was also the option to purchase either the management rights for Hurley’s of Queenstown, or purchase the freehold unit titles of the 17 Hurley’s of Queenstown accommodation units.
“The management rights come with a long contract in place running through to 2029 with two further 15-year rights of renewal and a final expiry of 2059. Under this dynamic, buyers would also acquire a 1/23rd share of all common property. All of Hurley’s 22 apartments are in the hotel’s letting pool, and are classified as being ‘permanently transient’,” said Keene.
“Alternatively, the 17 freehold unit titles can be purchased as real estate assets sustaining a viable commercial accommodation business.”
