Moama Waters is one of Australia’s newest caravan park holiday resorts so it’s expected to attract strong interest from owner operators and investors.
The property is being offered to the market as the vendors are looking to retire so both the freehold and business are for sale by a deadline Expression of Interest closing on Tuesday 15th September 2022 through CRE’s Kevin Connolly.
Developed over the last eight years to be now fully completed, Moama Waters offers state of the art facilities with the property enjoying prized Murray River (Horseshoe Lagoon) frontage on a site of about 20.58 hectares (50.83 acres).
The resort features three ‘man made’ lakes, two resort pools, two amenity blocks, tennis courts, a substantial three-bedroom residence and private boat ramp, and a waterfront licenced restaurant that is leased.
Other accommodation includes a total of 26 villa units comprising a mix of one, two and three bedrooms, plus a further 70 privately owned units of which 18 are in the letting pool. There are 67 self-storage sheds plus a playground, indoor and outdoor dining facilities and laundries.
Mr Connolly said the Moama and Echuca areas are popular tourism destinations so expected strong interest in the property.
The dual river towns of Moama / Echuca are located on either side of the mighty Murray River, about 205 kilometres north of Melbourne, 230 kilometres west of Albury-Wodonga and 822 kilometres southwest of Sydney. Moama / Echuca has a combined population of about 24,000.
Echuca is a regional shopping precinct, with a police station, private and public schools, motels, and hotels and of note, a large tourism infrastructure based on the Moama Bowling Club, the Rich River Country Club, the Moama RSL Club and the Moama Sports Club.
The Murray River at the historic port of Echuca/Moama has been developed on Paddle steamer rides, houseboat holiday hire and a mostly water-skiing theme as a focus for tourism.
Mr Connolly said Echuca/Moama has a consistent influx of tourists, particularly at all the major long weekends, the school holiday times plus a variety of musical festivals and other major tourist events all year round. Pre Covid, 2019 was a very good year with 797,000 domestic overnight visitors – up by 4.2% on year ending March 2019. Visitors spent over 2.4 million nights in the region – up by 15.2% on the year ending March 2019.

Mr Connolly added that the resort was a strong performer and in a location where post-Covid has seen its popularity translated in solid domestic visits.
