CRE Brokers’ Kevin Connolly and Dennis Werthenbach have listed the Quality Inn Motel in Swan Hill for sale with an asking price of $5.75M.
Mr Connolly said that after many years of personally operating the motel, the owners wish to retire and are now offering the substantial freehold and business for sale.
Quality Inn Swan Hill comprises an established four-star rated motel providing 24 guest accommodation rooms of varying configurations, a licensed restaurant for about 30 patrons supported by a fully equipped commercial kitchen, separate guest and motel laundries and a three-bedroom renovated owner’s residence with private garden.
Features include an in-ground swimming pool and guest barbecue area, on site car parking for all guests and all rooms have been refurbished and offer high quality bedding fittings and fixtures.
The motel is the first motel located in Swan Hill and offers extensive frontage of about 57 metres to Campbell Street.
Mr Connolly said the property is zoned for Commercial 1 purposes which not only allows for motel use but many other commercial and retail uses.
The site has an area of 2,878 square metres and has the opportunity to develop a further nine units (subject to planning approval).
The motel is located at the southern entrance to the Swan Hill main street strip shopping centre and is within walking distance to the clubs, restaurants and cafes.
According to Mr Connolly, prior to the Covid 19 pandemic the onsite licensed restaurant “Peppercorn on Campbell” was renovated and in full operation, however to simplify the owners’ current work load the restaurant now only serves breakfasts for bus groups.
He said the offering would suit a new owner/operator with potential to reinstate the restaurant and function room.
The fully refurbished motel currently offers 24 four-star rooms (independently rated) and attracts a good mix of corporate and leisure travellers.
The occupancy rate for the six months to June, 2022 was at 77% while the average room rate was $163.
