Located at 173 River Street, Maclean, NSW, the freehold property is situated on a prominent corner site adjacent to Clarence River and is about 20 kilometres to the seaside town of Yamba.
The 1,696 square metre property is currently not in operation due to severe damage but is being offered for sale with 13 gaming machine entitlements. The interior of the hotel has been stripped out and is ready for the development approved renovation.
According to Mr Morgan, the hotel was extensively damaged by a storm in 2018. The roof was torn from the hotel during the storm and the hotel has not operated since. Prior to this, the hotel had traded successfully with the current owners first commencing at the hotel in 1990.
“Since then, the damaged roof of the hotel has been replaced and the building has been made weathertight and secure. The interior has been stripped out and a Development Approval has been granted by Clarence Valley Council to return the hotel to its pre-storm condition,” he said.
Mr Morgan said Maclean is a historic and vibrant town, often referred to as “The Scottish Town In Australia”.
“Built on the banks of the Clarence River, the town has been largely built around sugar cane and beef cattle production and the fishing industry; at the 2021 Census, Maclean had a population of 2,711 with the greater area of the 2463 postcode having a population of 8,304.
“The property is being sold as the owners are retiring,” he said.
Mr Morgan said there is only one hotel operating in Maclean at present.
The property is being sold through the “Openn Negotiation Auction” system with final bidding stage at 4pm on Thursday 15 December, 2022 if not sold prior.
