The Grand View Hotel Wentworth Falls for sale is a Blue Mountains landmark. A recent $1.5 million refurbishment and the venue’s diverse trading mix cement its attractiveness as a premium freehold investment opportunity says Leonard Bongiovanni of Manenti Quinlan & Associates.
Originally built in 1883, the Grand View Hotel is one of the Blue Mountains’ most recognisable pubs. Recently renovated to an exceptionally high standard, it boasts a commanding elevated position on a 4,074m2 corner block overlooking Wentworth Falls village. An imposing Georgian-style façade and grand entrance lead to an interior rich with historic charm and period features.
The Grand View offers a diverse mix of trade across indoor and outdoor dining areas, a traditional bar and lounge, large function spaces, a Keno and TAB lounge, and a standalone bottle shop. Nineteen newly renovated accommodation rooms have ensuites, air conditioning, modern TVs and tea and coffee-making facilities, capturing tariffs of $200-$250 per night.
“The mix of trade makes the Grand Hotel a fairly unique opportunity for a visionary operator,” said selling agent Leonard Bongiovanni of Manenti Quinlan & Associates.
“The venue is currently turning over around $60k per week. Each department is performing well; however, having been run entirely under management, there’s plenty of scope to streamline and optimise across the business. A savvy operator could find significant upside in everything from the bistro to the bottle shop to how the function spaces are managed. With all renovations complete, there’s huge potential to take the venue to the next level,” said Bongiovanni.
More than 4.4 million people visit the Blue Mountains each year, with in excess of 22,000 vehicles passing through Wentworth Falls via the Great Western Highway each day. The town is a one-hour drive from Sydney and enjoys strong local and tourist trade thanks to its renowned walks, lookouts, and charming tree-lined village centre with quaint eateries, galleries and specialty shops.
Wentworth Falls and surrounding towns including Katoomba, Leura and Lawson host a busy calendar of events and festivals throughout the year; the Grand View Hotel even holds a local makers market onsite on the first Sunday of each month.
Expressions of interest close 1 June 2023.
