Vision Hotels is selling the freehold and business of Coach House Launceston Tasmania for sale through Knight Frank’s John Blacklow and Charles Black.
Vision Hotels has successfully run the Coach House since acquiring the business in 2018. The motel is superbly located on the fringe of the CBD with views down to the Tamar River and beyond.
Located in leafy York Street, opposite the Launceston Aquatic Centre and within easy walking distance to the CBD, Inveresk, (UTAS campus and UTAS stadium) and the Gorge, the motel is a very easy and profitable business to operate.
The property contains 32 rooms which are contained in two separate buildings, one two storey fronting York Street on the southern end of the site with the other two storey building fronting Fawkner Street on the northern side of the site. The upper levels are connected by concrete stairs which have safety railings and covered walkways. The motel was constructed in the mid 1970’s from solid brick construction.
The rooms offer accommodation designed with a blend of classic and contemporary style to suit families, couples, large groups, or the corporate traveller. Other accommodation includes a manager’s apartment and there is onsite parking for 32 cars.
Coach House Launceston has successfully operated as a motel since the mid 1970’s with the business purchased by Vision Hotels in 2018 (July). The freehold was then acquired in June 2022.
Prior to Vision taking over, the motel was run by an owner/ operator couple who provided breakfasts. The property continues to be well maintained and has undergone numerous improvements.
Mr Blacklow said the property is in excellent condition throughout with no requirement for capital maintenance, having undergone a substantial refurbishment at the end of 2018.
“The business is easy to operate with no food or beverages offered, is long established, and has experienced excellent occupancy leading into and coming out of the main COVID period.
“The business boasts impressive trading figures and is ideal for a working couple, who would require minimal staff, currently operating with only one full time staff, the manager,” he said.
It is surrounded predominantly by historic homes and alternate accommodation offerings. Transport includes bus services with the metropolitan bus transport service operating in both directions along York Street on a frequent basis.
Mr Black said it’s an amazingly easy property to operate with purely accommodation, and only one full time staff member, the manager.
Vision Hotels is selling they property as they wish to raise some capital to fund other acquisitions.
Mr Black said the latest Tasmanian Tourism snapshot shows the state has enjoyed a buoyant recovery through 2022 and 2023, with no periods of restricted domestic borders and international travel resuming early in the year.
“For the year ending December 2022, there were 1,191,500 visitors to Tasmania, representing 90% of the level of visitors pre Covid (for the year ending December 2019). These visitors stayed 11.15 million nights in the state and spent $3.476 billion. Although international visitors have been increasingly returning to the state, visitation overall was overwhelming,” he said.
