A private investment group is moving to sell the recently restored Maleny Lodge amid growing demand for Sunshine Coast accommodation assets.
Maleny Lodge is positioned on an expansive 2,582sqm freehold land parcel in the picturesque Sunshine Coast town of Maleny. It includes seven guest rooms, a heated in-ground swimming pool and fire pit, all overlooking the woodland forest below.
CBRE Hotels’ Director Hayley Manvell has been exclusively appointed to manage the Expressions of Interest campaign for the freehold going concern interest in the lodge.
Ms Manvell said, “The hotel opened in June 2022 after a comprehensive restoration and refurbishment program, which has transformed the property into a luxurious and modern boutique hotel asset whilst retaining its 1900s heritage charm. CBRE Hotels has been responsible for a flurry of recent Sunshine Coast accommodation transactions including the Loea Boutique Hotel, Moffat Beach Hotel and the previous sale of Maleny Lodge.
“The current investor interest in freehold accommodation properties on the Sunshine Coast coupled with the exponential growth in demand for bespoke and boutique hotel offerings is expected to underpin strong interest in the Maleny Lodge campaign from a broad range of prospective purchasers.”
The Sunshine Coast region has been one of the nation’s greatest beneficiaries of the trend towards domestic drive tourism, attracting approximately 3.92 million domestic visitors in the year ending December 2022, 2.8% above 2019 levels.
Additionally, the Sunshine Coast Airport saw its second runway completed in June 2020, which dramatically increased accessibility to the region through the introduction of direct flights to new domestic and international destinations. For the year ending December 2022, there were almost 1.5 million passenger movements through the airport, representing a 159% increase over the same period the year prior. Importantly, this was also 16% above 2019 levels.
“With both domestic and international travel having returned in leaps and bounds back to the Coast, along with future continued growth expected from the major airport expansion, the hotel market outlook for the region is incredibly strong,” Ms Manvell said.
