The Railway Hotel Windsor for sale, with its entry-level price point set to attract intense interest from the owner/operator market seeking a metropolitan Sydney freehold with genuine upside. The hotel has been in the same hands for over 36 years and operated by a local husband and wife team, Trenna and Colin Tumbridge, for the last 27 years.
"We're listing the hotel with a heavy heart, but after 36 years of family ownership, the time is right to hand the keys to someone that has the time, energy, and money to reposition the hotel and reap the rewards," suggested owner Trenna Tumbridge.
The hotel has been listed for sale with leading pub brokerage HTL Property, with Directors Sam Handy and Blake Edwards steering the sale campaign. The business features a liquor license with 'early opener' trading privileges and 5 x poker machine entitlements attached. It includes a bar, bistro, kitchen, gaming room, beer garden, and first-floor manager's residence.
The hotel is unrenovated, with almost half of its trading footprint unutilized. It is widely considered by the market as a veritable blank canvas for an incoming operator keen on repositioning the business with an edgier food and beverage proposition - there is currently no food offered at the hotel.
"The Railway Hotel quite frankly presents one of metropolitan Sydney's lowest entry-level pub price points, and any existing owner-operators and/or first-time aspirational hoteliers should be considering this opportunity very closely," added HTL Property Director Sam Handy.
"It's unrenovated, underperforming, and its price point is essentially underwritten by its underlying land, building, and gaming machine value, which significantly mitigates any risks associated with first-time operators, " he added.
The hotel is situated at the gateway to the Windsor retail and commercial precinct, adjacent to Windsor train station and proximate to its supporting Council car park. It is perched on a prominent 1,005 sqm site with long street frontages and features flexible zoning that would support further development of the site (STCA).
HTL Property has been particularly active within the Hawkesbury LGA over the last few years, with some of their more notable transactions within the LGA, including the Vineyard Hotel ($68M), Royal Hotel ($18M), and the Bligh Park Tavern ($12M). “Having transacted most of the hotels within the Windsor and Richmond catchment over the last decade, we're acutely aware of what trading levels can be achieved in certain locations and on specific-sized trading footprints," suggested HTL Property Director Blake Edwards. "The Railway Hotel is well-suited to a hotelier keen on repositioning the proposition and activating the currently underutilized licensed floor space," he added.
The Railway Hotel has been listed for sale with Expressions of Interest closing at 4:00 pm on Thursday, 14 March 2024 (if not sold prior).
