With opening scheduled for early 2025, joint-venture partners Central Element (CE) and Boston Global Group (BGG) have initiated the public sale of the boutique 25hours hotel Sydney, Paddington with JLL agents Gus Moors and Andrew Langsford leading the campaign.
Committed to the goal of unlocking the site’s full potential, the partnership remains set on the successful delivery of this remarkable project, with settlement upon completion and hotel doors open. CE and BGG will deliver Australia’s first 25hours hotel, an Ennismore brand which sits within the Accor portfolio. The venture has enabled the team to successfully navigate the transformation of the heritage site into an authentic and enriching place that will inspire the community and leave a lasting impact on the Sydney market.
25hours Paddington, located in the heart of Oxford Street Village Centre at the heritage listed site of the former West Olympia Theatre, has been a key driver for the upswing of this vibrant part of Sydney’s East. Oxford Street has undergone a positive transformation since the developer acquired the site in 2018, with the iconic strip welcoming several new high end hospitality offerings in recent years.
“We are proud of what we have achieved with this project, launching Ennismore’s upscale lifestyle brand 25hours in Australia and CE’s first lifestyle precinct,” says Dean LaVigne, Head of Lifestyle Precincts at Central Element. “The hotel has really been the catalyst for Oxford Street’s reimagining as a premier hospitality and lifestyle destination. Further, nearby development including the proposed SOHO House just around the corner on Crown Street and the recently approved redevelopment of the adjacent Verona Cinema site, will add to the area’s high-street appeal.”
The Sydney hotel market is the most sought-after in Australia. In 2023, the city achieved record Revenue per Available Room (RevPAR) levels at $247, with strong occupancy rates of 79% and average room night rates surging above $300. "With International arrivals still yet to fully recover, the city is poised to boom,” noted Gus Moors, Managing Director of JLL Hotels & Hospitality.
"The strategic location of 25hours Sydney, Paddington cannot be overstated," continued Moors. "Situated at the gateway between the affluent Eastern Suburbs and Sydney CBD, the property draws from a host of major demand drivers including the vibrant Oxford Street nightlife precinct, Allianz Stadium and Sydney Cricket Ground (SCG), St Vincent's Hospital, Disney and Fox Studios Australia. This ensures a steady flow of guests and patrons."
Andrew Langsford, Senior Vice President of JLL’s Hotels & Hospitality Group, highlighted the exceptional investment opportunity 25hours Sydney presents. "This sale offers a rare opportunity to enter the Sydney hotel market with a brand-new lifestyle hotel offering, diversified income streams and timeless heritage charm. The demand for upscale accommodation in Sydney is at an all-time high, making this investment an attractive proposition for investors." Langsford said.
25hours Sydney will consist of a ground floor café, destination restaurant and bar, 109 room boutique hotel, state-of-the-art conferencing spaces and a spectacular rooftop bar. There will also be two ground floor and subterranean retailers including a wellness facility, and a large central courtyard that will host live events.
Interested buyers are invited to participate in an International Expressions of Interest (EOI) campaign, providing a unique opportunity to acquire a landmark property in the heart of Paddington upon the hotel's opening in Q1 2025.
