HTL Property Directors Blake Edwards and Sam Handy list the Greenwell Point Hotel for sale.
HTL Property announce that the Greenwell Point Hotel, will be submitted to market for the first time in over 18 years.
Situated on the southern bank of the Shoalhaven River Delta and in the picturesque coastal town of Greenwell Point, the rough diamond and only pub in town is located approximately 10 minutes’ drive East of Nowra.
The numbers are impressive – 15 GMEs, 4am licence, 5,261m2 of land and apart from a small local bowling club, the only pub and gaming in town. Owned by veteran publican Peter Dobb, the popular venue has been leased out for most of the owner’s lengthy tenure; and whilst sure to benefit from a capital works program, the hotel still produced an average $65,318 ex GST in diversified weekly revenue in the 9 month period to March.
“The scale, the licence, the 15 GMEs and the location, all the things you can’t change are excellent; while some of the things you can change will benefit greatly from cap ex” commented HTL Property Director, Blake Edwards.
“After years of consolidation, there are frankly not many raw hotel sites like this left in the market” Edwards continued.
“The property enjoys a DA for new pub, with a new gaming room, outdoor sports bar & TAB within a large beer garden and 34 new accommodation rooms” added HTL Property Director, Sam Handy.
The sale will be exclusively managed by HTL Property Directors Blake Edwards and Sam Handy.
The asset will be sold via an on market expression of interest campaign, closing at 12pm on May 7 2025, if not sold prior.
