Woolloongabba Redbrick Hotel in Brisbane for sale by Leon Alaban and Christian Tsalikis of Savills Australia.
A Leasehold Hotel opportunity has arisen in the rapidly growing residential and business city fringe suburb of Woolloongabba, located just 2kms south east of the Brisbane CBD.
The Redbrick Hotel at 83 Annerley Road is Woolloongabba’s heritage listed pub and has been a landmark on Annerley Road (then called Boggo Road) for over a century.
The hotel was first built in 1890 for Thomas Burke, Burke remained the owner and proprietor of the hotel until 1899 before selling it. It has since had a number of owners but in the 1980s was named ‘Burke’s Hotel’ in his honour. The hotel retains a fair amount of its original architecture, substantially intact for a nineteenth century hotel. Burke’s Hotel was later known as the Redbrick, not because of the hotel’s exterior, but the red 10 pound notes – known as ‘bricks’ – that were used by the bookies when settling bets in the public bar.
In 2017 the Hakfoort Hotel Group underwent substantial works to bring new life to Brisbane’s historic landmark, with the newly renovated, 131 year-old venue once again bringing its old world charm to Annerley Road.
The recently refurbished Redbrick Hotel sits on a 680sqm* site and made its grand reopening during September 2018 after nine (9) months of renovations to the building. Alongside classic Federation-era style architecture, the Redbrick boasts a reinvigorated restaurant and bar, stylish function rooms on the first floor, plus a state of the art gaming lounge with 30 EGMs.
The Business Interests (Leasehold) of the Redbrick Hotel is offered for sale via an Offers to Purchase Process through Leon Alaban and Christian Tsalikis of Savills Australia who said given the level of proposed and approved developments currently underway, Woolloongabba supports a rapidly growing residential and business community with densities expected to significantly increase in the coming years.
Leon Alaban, National Director Hotels at Savills Australia said “Woolloongabba is central to key activity centres of Brisbane, including the CBD, Fortitude Valley and South Brisbane.
“It has excellent proximity to major transport opportunities of public transport, regional road, rail and bus links; and links to pedestrian and cycle networks. Woolloongabba also lies in close proximity to key employment generators and education and sporting facilities, including the Mater Hospital, South Bank, the Urban Development Area, Boggo Road Precinct, and the Gabba sports stadium.
“Woolloongabba has enormous potential for growth and development due to its close physical relationship to services and facilities and its excellent accessibility to major transport nodes. This is clearly acknowledged through State and Local Government planning for the area” he said.
Christian Tsalikis, Senior Sales Executive, Hotels QLD at Savills Australia said the Redbrick Hotel has a lease term of 20 years (inclusive of option periods) and zoning comprises CR2 Character (Infill housing).
“The prominent corner location benefits from high levels of vehicle and foot traffic exposure and the Redbrick Hotel’s Bistro & Lounge Dining is serviced by a fully equipped commercial kitchen and is accessible via the main bar. This facility comprises three interconnecting areas that provide a variety of table, booth and bench seating for approximately 100 to 120 patrons.
“Connectivity to the gaming room is provided by the car parking area, DOSA and is serviced by the adjoining main bar. TITO & CRT are available for 29 of the hotel’s 30 gaming machines” he said.
