Following numerous unsolicited offers as well as interest shown by major retailers, the ownership group has appointed JLL team, Chloe Mason, Senior Executive, Hotels and Hospitality and Sean Flynn, Director, Sales & Investments, to spearhead the Expressions of Interest campaign.
Situated on an imposing 6,452sqm site that dominates the precinct, the Bayswater Hotel & Motel is strategically positioned directly opposite the Bayswater Train Station and is set to significantly benefit from a new $253 million upgrade, one of the critical features of Perth’s METRONET project.
Three separate trainlines, the Midland, Forrestfield-Airport and Ellenbrook lines, as well as a feeder bus terminus will converge at the Bayswater station and will transform the precinct into a transport and retail hub like no other in Western Australia. These upgrades will provide people for the first time with the option to travel by rail to and from Perth Airport, the Swan Valley tourist region, the CBD and beyond.
Development WA (the State Government’s new land development agency) is responsible for developing and administering the new planning framework over the Bayswater Project Area, including a Redevelopment Scheme, Design Guidelines and Planning Policies. This new framework will unlock the enormous potential of Bayswater and will attract investment in the area.
Development WA released the design guidelines last week indicating that new development will be concentrated within this precinct to support population growth, public transport use and enhance town centre vibrancy, allowing the valued residential character of Bayswater to be retained in surrounding areas. Discretionary height of up to 18 storeys (55m) will be considered on the Bayswater Hotel site.
JLL’s Chloe Mason said, “If our previous hotly contested campaigns for the Subiaco Hotel and Leopold Hotel are anything to go by, this landmark watering hole with its 123-year history will undoubtedly gain a significant amount of interest from multiple buyer profiles.
