The Alexandra Hotel in Leura is a quintessential country-style hotel and a Blue Mountains institution. A recent renovation and the venue’s diverse trading mix make it an attractive investment in a tourism hotspot.
Built in 1903, “The Alex” is the only licensed hotel in ever-popular Leura. Fronting the Great Western Highway and opposite the Leura Railway Station, it enjoys a commanding street presence and a long-held reputation for first-rate country hospitality, well-appointed accommodation rooms and quality dining options.
The Alexandra Hotel is a classic two-storey building on a 3,781sqm high profile corner block. Comprising a traditional front bar, flexible function spaces, commercial kitchen, large dining room and two large outdoor dining terraces with Blue Mountains views, the venue is a favourite with locals and tourists alike.
Nine period-style accommodation suites with flexible bedding configurations offer wifi and large-screen TVs. A modern gaming lounge has 18 machines (12 owned; 6 leased), a Ticket-In Ticket-Out (TITO) system and a cash redemption terminal. There’s also a comfortable manager’s residence with two bedrooms, living area and bathroom.
The Blue Mountains region is a World Heritage-listed area that hosted more than 4.2 million domestic tourists in the year to 2023. A genuine international drawcard, it boasts some of Australia’s most breathtaking natural wonders and a diverse year-round calendar of festivals, concerts and cultural and sporting events.
Leura is widely considered to be the jewel of the Blue Mountains. A picturesque village with a tree-lined heritage streetscape, it’s famous for its charming boutiques, tea houses, antique stores, historic gardens, cafes and restaurants. More than 22,000 vehicles pass through the town each day, with the Great Western Highway Upgrade Program expected to grow this figure by making the one-hour journey from Sydney even more seamless.
“The Alex is an iconic venue in the Blue Mountains’ most desirable town that’s currently turning over about $100k each week. A diverse mix of trade provides strong cash flow, while there’s plenty of scope to strengthen existing departments and drive growth. With Blue Mountains tourism going from strength to strength, a savvy operator will quickly capitalise on this potential,” said selling agent Leonard Bongiovanni of Manenti Quinlan & Associates.
The Alexandra Hotel will be auctioned at 10.30am on Thursday 12 October at Cooley CBD Dexus Place; Level 5, 1 Margaret Street, Sydney (unless sold prior).
