Two hotel chains, ibis and Novotel, will co-exist in the same high-rise building, while sharing the infrastructure.
Melbourne continues to lead the way with hotel development with AccorHotels building a 36-level hotel, with 483 rooms, to be completed in late 2018. The surprising thing about this building is that it will be a dual-branded integration between ibis and Novotel with shared public spaces, including the reception lobby, two restaurants and bars and a fully-equipped gymnasium, as well as 10 meeting and event spaces. They will also share back-of-house facilities including kitchens, housekeeping and finance.
AccorHotels Pacific boss Simon McGrath said the hotel group recognised that cities were “growing upwards rather than outwards. While dual-branded hotels are not new and we have many examples of those, it's certainly a global first for us to open two hotels that are scaled in a vertical integration," Mr McGrath said. "With development real estate in CBD locations becoming increasingly sparse and with construction costs soaring, it makes perfect sense to literally scale up and maximise the investment across a number of brands and price points," he added.

Located at 399 Little Lonsdale Street, near the corner of Queen Street, the ibis Melbourne Little Lonsdale Street will have 270 economy rooms in the lower part of the building, and the Novotel will have 213 four-star guest rooms and suites above.
French-owned AccorHotels is the biggest hotel operator in Australia with about 30,000 rooms. The new hotels will increase their presence in the Melbourne CBD to over 25 hotels with 3600 rooms. This new construction is in conjunction with Singapore's Well Smart Group, who also own the ibis budget hotel near Flinders Station, the Mantra Terrace Hotel in Brisbane and the Club Crocodile Resort at Airlie Beach. "We are excited to be partner with AccorHotels for our first development in Australia. We believe the partnership with AccorHotels will deliver an outstanding dual-brand hotel for Melbourne," said a spokesman for Well Smart.
