JLL Hotels & Hospitality Group has announced the off-market sale of the Empire Hotel, Annandale for $10.3 million.
Situated on a large 803m² corner site and boasting 24 large accommodation rooms, public bar, bistro, and lounge areas and gaming room with 16 machines the Empire Hotel delivers an attractive revenue spread for astute operators.
With additional underutilized two-level commercial office space at the rear of the property and exceptional Johnston Street frontage, this well presented hotel delivers the opportunity to capitalize upon the late trading approval and DA for the new gaming room.
JLL's Nick Butler managed the sale and suggested that, “following gaming earnings, accommodation has more recently become a new high-margin sought after revenue stream with many hoteliers looking to properly activate the rooms”.
The hotel was sold by separate freehold and leasehold owners and was purchased by the Oscars Hotel Group who already operate numerous pub and accommodation venues throughout Sydney and Wollongong.
“Fundamentally the Empire is an exceptionally presented hotel and a great piece of city fringe property with the potential to add more rooms, and clearly an underdone gaming trading opportunity”, Butler said.
