A high-profile motel in inner-western Sydney has hit the market this week through HTL Property.

The Liberty Plains Motor Inn at 5 Olympic Drive, Lidcombe is being sold via an expressions of interest on behalf of Catouche Holdings.

Comprising 33 keys, the hotel sits on a 6,645 square metre site and enjoys Development Approval for a six storey residential building within the Central River City Plan.

The property is 600 metres from Lidcombe Train Station and 18 kilometres away from Sydney's CBD.

Selling agent and HTL Property Director Nic Simarro said he was anticipating strong interest from owner-operators and developers for the hotel.

"The opportunity will appeal to a broad buyer pool given the property’s development potential and diversity of the existing motel offering” he said.

"The combination of record low interest rates, Sydney’s strong economic and population growth, and declining new apartment supply, presents a perfect opportunity for developers to acquire a prime land holding with huge upside in the apartment market.

"Alternatively, the site can be operated in the short to medium term as a motel with potential to increase room numbers or reposition the motel given its proximity to ANZ Stadium, Sydney Aquatic Centre and St Joseph’s Hospital."

The current motel operation exhibits strong cash flow, an occupancy rate of about 69 per cent, and is currently run under management.

HTL Property are taking Expressions of Interest on behalf of the motivated sellers until 3pm Wednesday, March 18th 2020.
