Sydney hotel group Harvest has sold its second Yass venue in a matter of months, offloading the Australian Hotel Motel in a deal negotiated by CBRE's Kate MacDonald and Ben McDonald.
The town of Yass in the Southern Tablelands region of NSW continues to prove popular among hotel investors, with the latest sale from the area finalised in the space of a week.
The Australian Hotel Motel at 150 Comur Street was sold to a private family for $3.7 million in a deal brokered by CBRE's Kate MacDonald and Ben McDonald, on behalf of Sydney-based owners Harvest Hotels.
Positioned on a 3017 square metre block, the property includes 10 poker machine entitlements (country classified), 17 first-floor pub rooms and 17 motel-style suites, while also generating a weekly revenue in excess of $30,000.
The sale of the venue comes less than three months after Harvest Hotels sold the Yass Hotel to a local competitor after a competitive marketing campaign which was also overseen by CBRE.
Ms McDonald said the transactions highlighted the strong demand for NSW regional assets.
"Poker machine entitlements are in high demand, so a lot of operators are grabbing them as quick as they can and holding onto them until they build a new site or put them into another hotel in the city," she said.
"These buyers had been looking for another opportunity in regional NSW for the past 18 months, having previously bought an asset not far from Yass.
"For a good country operator, The Australian has got everything you could want.
"There's a good public bar, hotel rooms out the back, parking, accommodation upstairs and a smoking section for gaming, so there is a real opportunity to do well."
