Kellys Beach Resort for sale in the southern Great Barrier Reef region of Queensland for the first time in 16 years. For sale by Glenn Millar Resort Brokers Australia.
The 3.5-star Kellys Beach Resort, at Bargara near Bundaberg, is being marketed for sale.
Situated around four hours’ drive from Brisbane and a block back from the beach on 5.5 acres of gardens, the 41 accommodation options at the site are all two bedroom self-contained and stand-alone eco villas at either 55 square metres or 62 square metres and can sleep up to five and six people.
Selling agent Glenn Millar of ResortBrokers said the venue had proven popular with both local and overseas visitors.
"A local family has overseen its operations with a great deal of passion,” he said.
At a glance:
“We’re expecting to receive a high level of interest from experienced tourism operators who are looking to tap into a real surge in demand for unique regional tourism accommodation assets like Kellys Beach,” he said.
The sale price includes the management rights and associated freehold of Kellys Beach Resort.

Management rights typically include the ability for an onsite manager to earn fees from letting out apartments as well as earning a salary for managing day-to-day duties such as cleaning and general maintenance.
There are 39 units in the letting pool and the caretaking salary is $141,000 with no requirement for the manager to live onsite and reception hours are flexible.
The onsite licensed restaurant, Kellys Bar and Restaurant has been operating for 16 years and is one of Bargara’s longest running and most popular restaurants which prides itself on its high quality local produce.
It is supplied by more than 13 local growers and producers. There is great potential to take this to the next level.
The property also has a liquor licence that covers the whole complex and other income streams include a conference venue for up to 60 people, a café and bar, and a kiosk selling grocery essentials.
Kellys Beach Resort was also a silver winner in the 2017 Queensland Tourism Awards for standard accommodation and is also eco-certified by Ecotourism Australia.
Bundaberg Tourism CEO Katherine Reid said the owners had been proactive in successfully building strong partnerships with distribution partners, and worked with local tourism operators to provide their guests with memorable experiences.
“As the only certified eco-resort on the mainland of the southern Great Barrier Reef region, they’ve helped educate visitors on sustainability and given them the opportunity to connect with nature on holidays," she said.
“An additional factor of Kellys, that really sets it apart, is that with the restaurant onsite, they’re the only resort style property that can offer dinner, bed and breakfast packages in the region, which is really attractive to the group market.
“So when you put all that together in terms of being just four hours’ drive north of Brisbane, walking distance to the beach, sustainable ecotourism with good facilities – they’ve really hit the mark with building a successful accommodation business.”
