Mulpha has announced the start of an international sales campaign to sell their 242-room Rydges Esplanade Resort Cairns in one of Australia’s leading RevPAR growth markets; for sale through JLL Hotels and Colliers International.
The recently upgraded 4-star Rydges Esplanade Resort Cairns offers 242 refurbished spacious guest rooms, a full-service restaurant and bar, flexible meeting space and extensive recreational facilities including a gymnasium, two tennis courts, a lagoon-style swimming pool and management rights over apartments in the adjoining residential tower.
JLL Hotels & Hospitality Group’s Tom Gibson and Craig Collins, together with Colliers International’s Neil Scanlan and Gus Moors have been exclusively appointed to manage the international sales campaign.
Located at the gateway to the Great Barrier Reef, the property is positioned in one of Australia’s leading RevPAR growth markets and is centrally located to the Cairns CBD and tourism attractions, including the newly opened Cairns Aquarium, Cairns Marina and Cairns Esplanade Lagoon. The property is also located adjacent to the Cairns Public Hospital and the Cairns Private Hospital.
JLL Hotels & Hospitality Group’s Tom Gibson said, “Cairns has witnessed phenomenal private and public investment over recent years, transforming the city into Australia’s fastest growing international gateway destinations, with Cairns Airport recording its seventh consecutive year of passenger growth.”

This growth has been attributed to the introduction of new direct flights from Asia and the continued investment into major projects such as the $454 million upgrade to the Cairns Public Hospital, the $120 million upgrade to the Port of Cairns and the recent opening of the $54 million Cairns Aquarium.

“As a product of the continued record investment, Cairns earned the title of the leading RevPAR growth market in Australia for 2017, increasing by 9.6%.” Mr Gibson added.
Year-To-Date through June 2018 mirrors this growth, with ADR recording the second strongest growth rate across the country at an increase of 4.7%.
Cairns serves as Australia’s gateway to the world heritage listed Great Barrier Reef and is the hub for medical, transport and education sectors in Northern Australia.
Colliers International’s Neil Scanlan said, “Cairns as an investment destination is attracting record foreign and domestic interest, with the market maturing into a diversified economy servicing the region’s medical, education, tourism, agricultural and corporate demand”.
The hotel underwent $2.2 million worth of upgrades in 2017, including improvements to guest rooms, replacement of chillers and IT system enhancements.
“A new owner is exceptionally well-positioned to capture the uplift from the recent capital injection, and take advantage of the hotel’s enviable location with its commanding position on Abbott Street, the city’s main thoroughfare, adjoining both private and public hospitals”, Mr Scanlan added.
