The freehold of Club Hotel Waterford has been listed for sale, providing an opportunity to secure a long-leased investment property in one of Brisbane’s fastest growing corridors.
CBRE Hotels’ Paul Fraser and Wayne Bunz are steering the sale of the prominent hotel, which offers a new, double net lease to Liquorland – part of Wesfarmers’ Coles division.
Club Hotel Waterford occupies a prominent, 1.1ha corner site, approximately 27km south of the Brisbane CBD.
Mr Fraser noted that Coles’ commitment to another long-term lease illustrated the group’s confidence in the asset and the local area.
“Assets of this nature are incredibly rare in today’s market,” Mr Fraser said.
“The tavern offers a new 15-year lease term, with a further three, 10-year options available – providing a secure, long-term annuity opportunity.”
The tavern features 45 gaming machines and is ranked as one of Queensland’s Top 50 gaming venues. It also includes a sports bar as well as a First-Choice liquor store, at which the tenant is required to undertake a $1.25m refurbishment under the terms of the new lease agreement.
An additional three detached bottle-shops are included on the commercial liquor licence.
