For the first time in its 16-year history, Tamborine Mountain’s landmark Bavarian Grill and Brewery restaurant on Main Western Road is for sale through Resort Brokers and LJ Hooker Broadbeach.
Owner developer Andre Jaworski has listed his multi-faceted business and property for sale through specialist national commercial agency Resort Brokers and LJ Hooker Broadbeach with an asking price of $5.295 million.
Set on 2.084 hectares on Main Western Road, the operation began with the popular 128-seat Bavarian Grill Haus Restaurant, and now features a range of attractions and venues.
These include the Red Baron Brewery, Red Baron Cellar Door and Beer Hall function facility, a lakeside wedding chapel and associated rotunda function area.
Resort Brokers agent Greg James says the property is significantly underutilised and there is clear scope to grow the various operational components.
“A very impressive FY17 turnover of more than $800,000 was achieved with the property running at probably less than 50 per cent capacity,” he said.
“There are obvious opportunities to significantly increase turnover and revenue simply by fully utilising existing restaurant, functions and brewing infrastructure and capacity.
“And then there are more opportunities to expand and diversify, including adding accommodation, with development approvals and plans already in place.
“I’d have to say this property has the ability to deliver an incredible return on investment, with multiple income streams from diverse cross-pollinating elements, each supporting and driving the others,” Mr James said.
The Bavarian Grill House Restaurant currently trades only for limited hours, serving lunch seven days a week plus dinner (to 9pm) on Saturdays.
Despite strong demand from a thriving Tamborine Mountain wedding market, the fully-equipped lakefront chapel has rarely been used.
“It has the capacity, however, to handle at lease 80 events a year, more if weekday events are scheduled,” Mr James said.
Development approval and plans are included for a new function facility attached to the chapel and for six luxury accommodation cabins to be built in the expansive grounds.
The Red Baron Brewery was established in 2016 using state-of-the-art equipment imported from Germany at a cost of approximately $500,000.
Four beers are currently brewed producing some 300 litres per week using local mountain spring water and a traditional wheat-based, preservative-free German brewing process.
“It is a computerised system with a fully-automated kegging system, cool room, vats and a bottling system capable of producing 400 bottles per hour,” Mr James said.
“The brewery is licensed to brew daily between 7am and 8pm, but currently the output is only used and sold onsite, so production could certainly be expanded for outside markets.”
Mr James says the Bavarian Grill and Brewery property also includes a five-bedroom owner’s residence plus self-contained one-bedroom unit, bore and large-capacity water storage tanks, storage sheds, comprehensive liquor licenses covering all trading areas, and an extensive inventory of plant and equipment.
“An estimated 1.3 million-plus visitors flock to Tamborine Mountain every year and, with the Gold Coast only 30 minutes away and visitor numbers growing year on year, this is a high profile, high exposure attraction that can only grow in the hands of new owners.”
