The proposed 115-room, 5-level Dauncey Hotel has been listed for sale in one of Australia’s top tourist hot spots, Kangaroo Island, with expectations of $35 million.
Kangaroo Island’s increasingly popular tourist platform is set to undergo a major transformation with the introduction of a leading-edge hotel.
The proposed Dauncey Hotel will present buyers with an opportunity to buy the first superior and large-format hotel that Kangaroo Island will offer, along with the opportunity to select a hotel operator of choice.
Savills Australia’s Rob Williamson and Vasso Zographou have been appointed to sell the permit-approved hotel at Lot 502 Dauncey Street, Kingscote on Kangaroo Island, on behalf of the Amadio Group, saying they expected enquiries from a wide buying pool.
“The global expressions-of-interest campaign is set to generate interest from local, interstate and offshore investors and we’re anticipating offers of circa $30million to 35million,” Mr Williamson said.
The hotel will comprise 115 high-quality rooms across five levels, all day restaurant and lobby facilities, a rooftop function and bar area, a gymnasium, a state-of-the-art function space and meeting rooms, and other typical front and back of house facilities.
The Amadio Group have concluded the first stage of the hotel operator selection process, with six major international brands remaining in the mix.
The hotel will be within the tourist township of Kingscote, minutes from the Kingscote wharf, a major focal point earmarked for further development.
“A hotel of this size provides the perfect blend of local community warmth and atmosphere and the ideal location for day tripping to the major tourism attractions on the island,” Mr Williamson said.
Mr Williamson said the hotel offering presented a rare opportunity to secure a premium asset that would guarantee sturdy investment fundamentals.
“In 2017, Kangaroo Island was rated as one of the top five must-see regions in the world,” he said.
“The success of luxury accommodation, such as the renowned Southern Ocean Lodge in Kingscote, and the completion of the airport upgrades has seen increased demand for a major hotel to cater for tourism and commerce.
“Given the strong demand, growing domestic and international inbound tourism, together with continued and increasing investment on Kangaroo Island, visitation growth is forecasts for years to come.”
