35 Barangaroo Avenue is offered for sale by CBRE Hotels broker Ben McDonald, which consists of a casual ground floor bar and dining, a restaurant and rooftop bar with Harbour views, is leased in its entirety to long-term tenant, Solotel.
35 Barangaroo Avenue, a striking free-standing building on Barangaroo South’s waterfront, is for sale.
The three-storey circular building redefines Australian hospitality design with its timber façade curving in three dimensions, extensive green canopy and a mix of indoor and outdoor spaces.
Brought to life by Matt Moran and Solotel, each level at 35 Barangaroo Avenue has its own personality and appeal. House Bar is located on the ground floor, flagship restaurant Bea on the first floor and sophisticated bar, Smoke, on the rooftop.
Positioned on the southwestern corner of the Barangaroo South precinct, 35 Barangaroo Avenue marks the southern entry point to Barangaroo. The building’s distinctive design was conceptualised by local firm Collins and Turner Architects following a design competition run by Lendlease and the Barangaroo Delivery Authority.

On completion, Barangaroo will be home to more than 23,000 workers and residents, and accommodate thousands of visitors every day. When complete, the precinct will combine commercial office space, retail, community and leisure uses, residential units and a luxury hotel – Crown Sydney Hotel Resort, and is committed to becoming carbon neutral and water positive.
Barangaroo South is on track to become one of the highest trading CBD locations in Australia with the precinct already achieving its 2021 forecasts.
Lendlease has appointed CBRE to market 35 Barangaroo Avenue internationally.
