Located in one of the worlds great waterfront precincts John Blacklow and Scott Newton of Knight Frank offer the freehold and leasehold of The Telegraph Hotel for sale
Knight Frank have been instructed by the vendors to sell the freehold with vacant possession of the “Telegraph Hotel” situated at 19 Morrison Street, Hobart Tasmania.
This landmark hotel is a ‘Hobart Institution’ first built in 1858 and originally known as the “Electric Telegraph Hotel” before being renamed “The Telegraph” in 1877. Following a fire in 1939 the hotel was rebuilt and then renamed in 1993 as the “Brooke Street Bar and Cafe”. It reverted back to the “Telegraph Hotel” in 2002.
The Hobart waterfront is one of the worlds great waterfront precincts, the most historic area of the city and is the modern day centre for social, cultural and entertainment activities. The Telegraph Hotel in Morrison Street is in the centre of Sullivans Cove which extends from Salamanca Square to Hunter Street.
The hotel has had a long history of successful trading and has been leased in recent years. The freehold owners have had the hotel for over 27 years so this is indeed a rare opportunity to acquire a proven, successful hotel establishment in what is considered to be one of the best waterfront trading locations in Tasmania.
The Telegraph Hotel is a high profile three level building situated on the corner of Morrison Street and Brooke Street within the Sullivans Cove precinct fringing the Hobart docks, and is 300m south of the Hobart CBD.
Sullivan’s Cove was the initial landing site of what is now the city of Hobart and represents Hobart’s symbolic heart - the waterfront area from Hunter Street to Salamanca Place. The Cove is now the focus for Hobart’s social, cultural and entertainment activities and holds significant historical and sentimental value for the city.
Sullivan’s Cove is associated with a range of economic activities including tourism, wharf operations (including visiting cruise ships), retail and hospitality premises, and major events directly opposite the premises including the Salamanca Market, Taste of Tasmania and Dark Mofo.
The current tenants relinquish their lease on 30th April, 2021. The hotel will then be made available as a freehold sale with vacant possession, or alternatively, a new lease can be provided to suitably qualified tenants.
This opportunity should not be under estimated. It has always been the case that the Hobart waterfront is where all the action is.
There is little doubt that the hotel has been under performing. The current tenants operate on minimal trading times (by choice) and the whole of the first floor is only used for office space.
John Blacklow told WILLIAMS MEDIA, “The hotel is right on the busy Hobart waterfront where all the action is. It has been under utilised in the past, being only open mainly of a late afternoon, and the whole of the first floor is used for office space. Ideally this area lends itself to functions, secondary bar and food, or a roof top beer garden.
”This is a great opportunity for purchasers to put their own stamp and brand on an iconic watering hole.”
It is envisaged that the new owners or tenants will most likely renovate and refurbish the hotel into a brand new concept so that they can permanently put their stamp on the Hobart waterfront. Alternatively a long lease can be offered to suitably qualified tenants.
Expressions of Interest close at our office at 4pm on 25th March 2021.
