JLL’s Capital Markets, Sean Flynn and JLL Hotels & Hospitality Groups Chloe Mason, have been exclusively appointed to market the adjoining assets for sale by an Expressions of Interest campaign.
Located within the riverside suburb of Bicton, the First Choice Liquor Market and Leopold Hotel are securely leased to Liquorland (QLD) Pty Ltd, a wholly owned subsidiary of Coles Group Limited until 2025, with further options until 2045.
Dominating a 6,828sqm site strategically positioned on Canning Highway at the corner of Point Walter Road, the large format First Choice Liquor Market was added to the circa 114 year old Leopold Hotel in 2008 and the combined offering benefits from a mature and consolidated trade catchment and very high exposure to over 24,000 passing vehicles per average weekday.
JLL’s Capital Markets Director Sean Flynn noted “The irreplaceable covenant of Coles Group Limited, provides an investor with the opportunity to secure a true blue-chip retail and hospitality investment with an immense trade catchment area, and given the restrictions now placed on applications for big-box liquor licenses, such opportunities are now few and far between”.
“Whilst the First Choice underpins the value of the income stream in this case, it’s not lost on us that the offering also includes an iconic 100-year-old local pub. We think the Leopold certainly adds to the sense of destination and organically enhances visitation to the site, not to mention adding to the ease of “grabbing a couple of take-aways” noted Chloe Mason, Senior Executive of JLL Hotels & Hospitality Group.
“From a pub operation perspective, in 2019 Coles’ Spirit Hotels announced the joint venture with Australian Venue Co. (AVC), to take control of 87 pubs over three states with the Leopold Hotel being one of them. AVC is now Australia’s second-largest hospitality operator with over 160 venues across Australia” added Ms Mason.
