JLL Hotels & Hospitality Group is delighted to announce the successful sale of the freehold interest in the Barham Hotel in Barham, New South Wales to a private hotelier.

The hotel occupies a substantial 2,019sqm corner site and resides in the heart of the township of Barham. Enjoying flexible B2 Local Centre planning regulations, the sale includes 5 valuable gaming machine entitlements and 24-hour Hotelier’s Licence. The venue also contains 14 accommodation rooms, a 3-bedroom manager’s flat and a drive-thru bottle shop. The lease covenant includes a total of 20 years remaining (including options) and reflects a sharp yield of 6.38%.

JLL Hotels’ Greg Jeloudev and Kate MacDonald facilitated the off-market transaction on behalf of long term private owners Kent and Vicki Bassett. The Bassett’s were former operators of the popular venue but chose to put in place a tenant in 2016.

Mr Jeloudev noted, “The sale of the Barham Hotel reflects strong investor demand for quality regional hotel assets. It has been well documented, with the majority of real estate asset classes, low costs of debt and supply shortages continue to drive capital values. This transaction is no exception.”

The township of Barham is located on the Murray River and is positioned a short 3.5-hour drive north of Melbourne. The town is the commercial centre for the region’s fat-lamb, cattle, cropping and dairy producers.

The sale of Barham Hotel follows JLL’s recent regional sales of the Vandenberg Hotel in Forbes, The Star Hotel in Tumut and the Railway Hotel in Parkes.
