Colliers agents Guy Wells, Ben Baines and Tom Isaksson have been appointed to market the freehold investment of the Melbourne landmark Sarah Sands Hotel for sale which recently received a multi-million dollar restoration created under the guidance of leading heritage architects, Lovell Chen, JCB Architects and Studio Y.
Located at 29 Sydney Road, Brunswick in Melbourne’s popular inner north, the iconic Sarah Sands Hotel is a genuine trophy investment offering a new pub asset behind its carefully restored heritage façade.
Offering the security of a long-term lease agreement to a strong lease covenant with annual rental increases, the hotel is a safe haven investment in a low interest environment.
The Sarah Sands hotel is leased to one of Australia’s largest food and beverage hotel operators, Australian Venue Co. which is one of Australia’s largest pub operators and majority owned by global investment firm KKR. The tenant has recently signed a 10+10+10 year lease on the premises.
Colliers agents, Guy Wells, Ben Baines and Tom Isaksson have been appointed to sell the property which will be offered for sale via public auction to be held on Thursday 9th December at 12.30pm (AEST) on-site.
Mr Wells said the hotel is in an outstanding city fringe gateway location with easy access to Melbourne’s tram and train systems, the central business district and key educational facilities such as Melbourne University and RMIT.
Mr Baines said the hotel offered a sound investment opportunity with substantial depreciation benefits.
"The hotel is positioned in a strong market catchment with Brunswick witnessing robust population growth over the past five years,” Mr Baines said.
Mr Isaksson said the area is witnessing a development boom with a mix of major projects including residential and build to rent occurring near the hotel.
The Sarah Sands Hotel was established in 1854 and named after the SS Sarah Sands which reportedly brought the hotel’s original licensee, Robert Barry to Australia.
Split across two levels, the hotel offers a restaurant and bar areas. Back in the 1980s it accommodated an adult club before being occupied by Bridie O’Reilly’s from the 1990s.
Mr Wells said the outlook for Melbourne’s pub market is looking good as lockdowns become a thing of the past.
"The re-opening of hospitality has seen patrons flock back to pubs and enjoy the ability to catch up with friends and family in pubs and enjoy the world class Melbourne hospitality scene.
"We expect pub transaction volumes to rebound as buyers seek opportunities to buy investment grade assets at a time when interest rates are the lowest they’ll ever be,” he said.
