An international Expressions of Interest campaign marketing Fremantle Little Creatures Brewery for sale and lease by LJ Hooker Commercial Perth Director Brian Neo.
The Fremantle brewery from which Little Creatures launched to the world has come to market through LJ Hooker Commercial Perth.
Home to Little Creatures since 2000, 40 Mews Road has become a landmark address within the character-filled suburb, attracting a broad range of local and international clientele for its picturesque amenity and award-winning beers.
Perched on the waterfront at the iconic suburb’s Fishing Boat Harbour, what was once a crocodile farm has been repurposed as a sprawling licensed venue, restaurant and brewing facility stretching over a 1,675sqm ground floor and 361sqm mezzanine.
Emphasising the space, patrons drink and eat beneath its imposing ceiling which, and the ridge of its main roof beams, soars more than 11 metres from the floor.
The venue also hosts a street front courtyard covering 254sqm while a harbour-facing outdoor area extends over 330sqm.
An international Expressions of Interest campaign is being managed for both the sale and lease of the venue through LJ Hooker Commercial Perth Director Brian Neo.
“From locals catching up with mates to travellers sightseeing around historic Freo, 40 Mews Road has become the place for beers and casual dining in the suburb,” said Mr Neo.
“Over two decades, its character filled interior has also made it a popular choice corporate events and weddings. It’s also arguably where you can enjoy WA’s best sundowner.”
Mr Neo anticipated the site would attract interest from investors and owner-occupants.
“As Little Creatures have had such success from the address, there’ll be a lot of interest for food and beverage operators. Little Creatures has an international profile in the beverage industry and we expect overseas enquiries as a result.”
The listing comes as the McGowan Government undertakes a $270 million redevelopment of the nearby Walyalup Koort (formerly Kings Square) to include:
• More specialty retail and dining precincts
• New commercial development including office space to accommodate more than 1500 state government employees
• A revitalised city square complete with landscaped grassed areas and tree canopies, public art and new street furniture
• Extensive lighting and CCTV precinct surveillance
• Indoor and outdoor community centres
• A children’s play space.
“The redevelopment is being billed by the Government as a game-changer and it’s certainly created a lot of excitement amongst Freo's business community,” said Mr Neo.
