Unique accommodation business offering at a top resort on famous Northland coast, New Zealand for sale by Bayleys’ Hotels, Tourism and Leisure's Wayne Keene and Nicki Kempthorne.
A world-class combination of lifestyle and business is up for grabs with the offer of management rights to let luxury villas in a top Northland coastal resort.
Pacific Rendezvous is a spectacular clifftop hideaway on Northland’s famous Tutukaka Coast. Just 30 minutes’ drive from Whangarei, it combines upmarket accommodation with breathtaking views and world-class recreation opportunities.
The resort overlooks a coastal area famed for stunning beaches, big game fishing and world-renowned diving attractions which have seen it ranked among the top three coastal destinations in the world by National Geographic Traveler.
On offer are management rights with a long-term agreement to let 30 self-contained villas amid extensive common resort facilities in a unit-titled development. Set in expansive green surroundings atop a rugged peninsula, the villas have a combined capacity of up to 140 guests. Lifestyle attractions for a buyer are heightened by the presence of a large owner’s residence with ocean views.
The management rights of Pacific Rendezvous, 73 Motel Road, Tutukaka, are being marketed for sale with an asking price of $1,175,000 + GST (if any), by Bayleys Hotels, Tourism and Leisure national director Wayne Keene and Bayleys Bay of Islands tourism and commercial broker Nicki Kempthorne.
“Pacific Rendezvous represents the very best of New Zealand,” says Keene.
“With panoramic views and the comfort of stylish, well-appointed villas, this is a hideaway where guests can feel relaxed and at home with nature and adventure on their doorstep.”
Nestled on a peninsula in the heart of the Tutukaka Coast, the entire site encompasses some 10 hectares (more or less). Some of this is in native bush. The rest is a park-like setting, with the resort accommodation and facilities positioned in the centre with commanding coastal views.
“All 30 villas enjoy sea views and have easy access to resort facilities. They are modern in design and equipped with heating and air-conditioning for year-round comfort. All villas are fully self-contained with full kitchen facilities and living room, though each has its own feel, features and vista.
“With a mix of one, two and three bedrooms and varying degrees of luxury, the villas can cater for couples on romantic escapes through to extended families. The resort has a loyal following, with some families returning year after year. The property can also cater for corporate clients and free independent travellers all year round.
“Pacific Rendezvous enjoys a good balance of both domestic and overseas guests. Strong forward bookings speak for themselves, with family stays locked in up to six months in advance,” says Keene.
Resort facilities include a heated in-ground pool, private spa, tennis court, playground, barbecue areas and an indoor games room, along with a convenience shop and barista coffee.
Guests also have access to a private swimming beach and can fish directly from the property.
The business operates under a body corporate management agreement which provides the exclusive letting rights to all 30 villas. The body corporate will provide a salary and cover costs associated with the resort.
The management rights owner will have the use of a large three-bedroom owner’s home with a private courtyard and ocean views for a nominal rental. The resort reception and convenience shop are attached to this residence, which sits near the centre of the resort.
“The management agreement has a 10-year term with five-year options for the manager to renew the term back to 10 years, and so it continues, subject to provisions around manager’s obligations,” says Keene.
A sizable marketing budget is payable by the body corporate for each financial year and managed by the property manager.
Details on resort occupancy and income are available to potential buyers on completion of a non-disclosure agreement.
Pacific Rendezvous lies about five kilometres from Tutukaka township, with its marina, restaurants, transport hub and convenience shopping.
Tutukaka is a popular base for deep sea and big game fishing as well as diving and snorkelling tours around the Poor Knights Islands Marine Reserve – famously rated by French marine film-maker Jacques Cousteau as one of the world’s top 10 dive spots.
At the peak of summer, Tutukaka’s population swells from around 600 permanent residents to over 2,400.
“This is a one-of-a-kind opportunity for an investor seeking a business that provides constant income with favourable body corporate management terms, along with an absolutely unbeatable coastal lifestyle,” Keene says.
