Hunts Hotel Liverpool, a 140-room hotel occupying an enormous 2.14ha land parcel opposite the Crossroads Hotel and retail precinct, has sold to Laundy Hotels after a highly competitive sale process at a price circa $45m
JLL Hotels & Hospitality Group’s Andrew Langsford, Ben McDonald and Nick Roche, together with JLL Capital Markets’ Dylan McEvoy negotiated the sale, following an Expressions of Interest campaign.
The opportunity to gain a foothold in one of Sydney’s fastest growing locations proved highly attractive, with access to a growing population of 1.5 million within a 25-minute drive, enhanced by key employment & infrastructure investment hubs such Liverpool CBD, Moorebank Intermodal and Western Sydney Aerotropolis.
The campaign received interest from a wide range of sectors including, hoteliers, publicans, residential and industrial developers along with value-add investment funds, generating more than 200 enquiries through the five-week EOI campaign.
Andrew Langsford, Senior Vice President at JLL Hotels & Hospitality Group said; “This transaction is a clear demonstration of the confidence in metropolitan markets as the hotel sector continues to rebound strongly and investors position themselves for future growth and value add opportunities.”
He added, “We feel very privileged to have achieved a successful outcome for the family, who have owned and operated the hotel for more than 60 years, in such an important transaction and we are excited for the future of the asset.”
The successful purchaser has been identified as prominent hotelier and AFR Rich Lister Arthur Laundy who, along with his sons Craig and Stu, operate the family business, Laundy Hotels – one of the largest private owners of pubs and accommodation hotels in the country, counting the Rydges Bankstown and Tacking Point Tavern in Port Macquarie among some of the more recent acquisitions.
Ben McDonald, Senior Vice President at JLL Hotels & Hospitality Group highlighted the immeasurable potential of the asset given the sheer scale of the property.
Mr McDonald noted; “This acquisition highlights the Laundy family’s strategic capital deployment initiatives for assets in key growth precincts that offer genuine and significant value-add potential in markets they know and understand.”
Mr McDonald added; “Sitting on over 21,000sqm, Hunts Hotel has the potential to become one of the largest destination venues in south-west Sydney and we look forward with genuine excitement as the transformation of the venue unfolds under the guise of the Laundy family.”
Whilst not drawn on future plans for the site, the significant conferencing, events and food and beverage facilities offer an insight to what may lay ahead at the venue.
