JLL Hotels & Hospitality Group exclusively offer for sale the freehold going concern interest in two of Scone’s best pubs, the Royal Hotel and Belmore Hotel.
Rarely do such opportunities exist to capture a majority market share in a highly desirable Upper Hunter location. Between both hotels is on offer a total of 17 gaming machine entitlements enabling immediate scale and market domination.
The vendor of both assets is Kelly & Co Hotels, who is fronted by popular publican Ned Kelly. The group continues to execute their specific consolidation strategy to prioritise other hotels within the group.
Both the Royal and Belmore Hotel are positioned on Kelly Street, the main thoroughfare of Scone. The Royal Hotel comprises of 9 highly sought gaming entitlements (highest GME count in Scone), 29 accommodation rooms (10 modernised motel suites and 19 pub rooms), all positioned on a substantial circa 3,000 sqm site. There is substantial upside to the venue, with an approved DA to construct a new gaming room which will substantially alter the floorplan and improve accessibility. This will enable an additional bistro space that will enhance functionality and appeal of the venue. Further enhancements can be made via general modernisation of the bar area and cosmetic work of the first-floor pub rooms. There is also scope to create additional motel accommodation suites on the western boundary of the property (STCA).
Similar to the Royal, the Belmore Hotel also includes 8 gaming machine entitlements and an approved DA to create a further 8 ensuited accommodation rooms. The Hotel presents immaculately and includes a large-scale beer garden, 9 accommodation rooms and a late trading 1am licence. The venue is strategically positioned adjacent to a large public carpark which enables convenient access to the venue. There is also an approved DA to establish concertina windows in the southern dining lounge as well as an outdoor child’s play equipment.
Selling agent Greg Jeloudev cites location, coupled with each venues inherent trading characteristics to garner substantial interest; “Both the Royal and Belmore Hotel offer their own customised hospitality experience that ultimately cover the entire Scone market. Although both assets are offered to market individually, suitors will have the opportunity to acquire both venues and the attached 17 gaming machine entitlements.”
Scone is affectionately known as the horse capital of Australia and is the administrative capital of the Upper Hunter Shire. There are strong local economic drivers, including agricultural production, mining and renewable energy. The Upper Hunter is expected to grow by 100,000 by 2041, with substantial projects including The Upper Hunter Energy Park ($165m project), The Hunter Regional Transport Plan 2041 and the Scone Racetrack and Equine Hospital upgrade.
The Royal Hotel and Belmore Hotel are offered to market via Expressions of Interest closing Wednesday 26th April at 2pm (if not sold prior) and can be purchased in-one-line or individually.
